I checked on the forum and 4 stages hv been suggested, slab, frames, walls and handover ( or something similar) cost of around 400$ for each . They will find issues as they have been paid to, but in my experience it is always minor and or cosmetic. Structurally (and most importantly) is checked over, several times. If you where to, I would suggest 2 stages. Pre-linings and pre-handover. Concrete and piers is useless IMO... HK Ryan or Macro building solutions ( father/ son) are pretty good and tell it how it is. Base your choice around reputation and not price. That side of the industry is not very well regulated and there are a lot of shonks around... Looking at our plans it looks like with this modification this will only leave us with approx 700mm walk way space and not sure if this is going to be too cramped. Is it true that from tender acceptance, the plan will be ready in 4-6 weeks? How long did it took on your case? Just looking at timelines etc. Looking back at the email trail I did get my plan in 4 weeks flat but it took another 5 to get to contract signing stage because there were small mistakes and some changes I missed at the tender stage. You sound like your either an employee, or in the industry. Whilst you may feel it's an unnecessary cost, I feel it's a fair expense to keep the builder honest. As for an inspector not often finding structural defects. Your right, it's not common. But put the shoe on the other foot for a moment. For someone with no construction background, paying a few hundred bucks to ensure the house is structurally sound isn't such a bad move. Some builders have over 25+ homes allocated to each supervisor. This means on occasion, supervisors may only get on site once every fortnight or so. As such, occasionally something structural gets missed. I know for me, spending a couple of hundred bucks to make sure everything was ok, was money well spent. For most people, constructing a new home is one of the most expensive purchases they'll ever make, if not the most. Have a family member building with wisdom, so am on here for research... Have seen reports come through and they aren't the be all end all, in fact, often less than the builders sees/does and usually all the obvious points. Also doesn't mean what is in the report will be done in some cases. But, generally, I agree with what you're saying when it comes to people with little knowledge of building. I just wouldn't wholly rely on it and keep communication open with the SS, he is in part working for you and is the link between you and the builder... Yes the admin period was long, but the build itself went relatively quickly (about 6 mths, including Xmas). We engaged H K Ryan (or rather, his son) to do 2 inspections for piece of mind. Neither found anything major (or structural). From a cost point of view we could have done without them but it's good to know that everything was done right. Is it worthwhile n rugged enough for an investment property. We r definitely going carpet on 1st floor but ground floor could go ceramic or wood look , so please need some advice. I think the single storey display @ homeworld kellyville has similiar tiles on display. Q for all. we were told by our SS that the rainy days are on a government website and all builders follow this for adding days to your build. Does anyone know what this website is. Want to check how many rainy days I have had since my build started. If anyone is not using wisdom landscaping can they recommend other landscapers around the hills area. At the point of getting quotes now. Paid our $1000 deposit with WH 2 weeks ago and waiting now for tender presentation. Building the Prosperity 26, as the side entertaining area and 19 m length suits our pain-in-the-ass block . Hubby works in commercial retail so hoping the credits WH are offering in lieu of fixtures, fittings, appliances and flooring are worthwhile. Particularly love the timber-look tiles in the Oran park display home, but sales guy said Delorenzo will charge $200 sq/m. So yep, will definitely do that ourselves!
