Browse Forums Building A New House 1 Jun 02, 2014 6:43 pm I have been reading forums here for a few years now as I dream of building my own home. Finally I am at the point were I can actually say we are about to start building. Started looking for an old house on a nice block in Bull Creek about 4 years ago and we finally purchased one in early 2013. We have signed up to build the Archipelago with Dale Alcock. I would like to post my plan for feedback but not sure how to do this, my plan is saved as a pdf.
The old house should be demolished by the 10th June. We have a pool being installed on the 12th of June. I am booked in for our electrical and smart wiring appointments on the 11th June and our pre-start on the 18th June. I am finding all of the time frames difficult. We cant get financial approval until we have the final costing from our pre-start consultation but we need to have approval by the 14th July! Loving that we live just around the corner. I visit the site almost every day, amazing how exciting every little change is. I hope that when the builders start work they wont get too annoyed with my daily photographs. We used this as a guideline for how much we were willing to spend overall. It did help that we paid for our pre start extras from savings. Can you save your pdf image as a jpeg? The Archipelago seems to be a popular option from Dale Alcock. I'm sure you could get plenty of feedback on the forum. You've got a larder, a store and a walk-in linen closet, a door on your laundry room, and sliding doors to your bedroom robes, and double vanities in your ensuite - all of which I'd recommend. Perhaps a cavity sliding door where the living room meets the minor bedrooms if you're anticipating potential noise coming from the kids area? Is there any way you could fit a bath tub in your ensuite? That would make it perfect to me! PS - I agree with Althom, get on to an independent inspector ASAP. We went with Mark Lewer of BestWest Building and he was very thorough. Every time we go up to the display home my hubby hates that bed 3 opens up to the bathroom/toilet area. Will definitely run this idea past him. Not sure if we are allowed to make structural changes at this stage without a fee but I know it bugs my husband so if he is really keen on the idea it might be worth the fee! My husband and I are living in my parents brand new Dale Alcock pad in Willetton (they built the Stoneleigh) while we are building. They bulldozed the existing home which I grew up in and rebuilt on the same block. My Mum loves the new house! They upgraded quite a few things inc a cavity slider door into their larder, which is nice for a seamless look. Your plan looks great! Haha navs...it's a small area, I bet I know you. The demo was quoted at $14200, haven't received the invoice yet so I hope they didn't run into any problems that changed the price. We had an old free standing garage which was constructed from asbestos. The removal of this was included in the quoted price. Wow that seems quite reasonable, Dale Alcock charged us $7k just to remove asbestos fencing for our current build. Definitely think we should've got that quoted independently in hindsight. Really hope I can keep to my budget. I know the floor tiles that I love but I suspect they are going to be way to pricey. I did my electrical and smart wiring last week. Came back at about $10,000 for the electrics and $5000 for the smart wiring. Is this a reasonable amount? I didn't feel like I went too crazy, main cost was upgrading the living areas to LED down lights. I am still thinking I might add a few extra power points tomorrow. We would have loved to have incorporated this into our design. To save a bit on the floor tiles, consider doing them after hand over. We're lucky with an electrician in the family our budget for electrical and smart wiring was a bit less. I guess if we put in everything we wanted we would have got close to your spend. I have thought about this but I have heard that the big tiles can have a variety of issues if not laid correctly and I figured if we get Dales to do it we will be covered by our maintenance period. After talking about using tiles for the last 12 months we are now sitting here, the night before prestart wondering if we should do timber. We changed our mind on some items twice after prestart. There were some things we really wanted but just couldn't justify the costs (I.e supplying our own kitchen appliances). Re: Building with Dale Alcock SOR 20Jun 18, 2014 10:38 am We spent about $7k on electrics but our house is a lot smaller than yours, just lots of power points and down lights, now that we've done PCI I'm wondering if I went just that little bit overboard especially with outside lights as we lit up areas we won't be using. But better to have more than less I figure. We had $4k worth of smart wiring included but we spent a bit more, probably $5k as well I think.
