Browse Forums Building A New House 1 May 23, 2014 10:27 pm Hi All,
I've been stalking homeone for over 2 years now and have learnt so much from this forum already. Now that my wife and I have finally got our act together and are closer than ever to kicking off our build, we figured it's our turn to share our journey!! We purchased our block (near enough to 4 acres) in the Avon Ridge estate in Brigadoon at the start of 2013. Since then, we spent weeks (months) coming up with a floor plan with the help of Julie at The Design Mill (amazingly helpful and patient with us) that we have now ultimately engaged Summit to construct. We signed our building contract in Mid April 2014 and had our pre-start meeting in the first week of May. We're now awaiting final variation costings (we've got some back, but not all) and then hopefully we can get this baby moving! I'm hoping this whole image linking thing works - If it does, below is our floor plan and some elevations. The floor plan has been dumbed down slightly from what we originally drafted in order to meet budget constraints, however the essence of our original design remains. Comments are welcome - better to find a critical flaw and rectify it now than once the build starts! Floor Plan: Side Elevation: Front and Rear Elevation: Timeline Jan 2013 - Found the block! We are building with Easystart the low end of Summit group.. so far so good... but just starting.. Good luck!! Re: Building in Brigadoon (WA) with Summit Homes 3May 26, 2014 1:05 am Your house looks amazing - and huge! Love the big garage and store area too. How lovely to build on such a large block Looking forward to seeing it unfold! Re: Building in Brigadoon (WA) with Summit Homes 4May 27, 2014 12:47 am david_kym - Unfortunately for us there's 2+ meters of fall from the back of the house to the front and we have rock refusal only a few hundred mm under the soil, so the earthworks for this baby are not far from the cost of a Toyota Kluger! Add to that the other site works costs and it all gets fairly steep before we're even off the ground. Not unexpected given the area though. Summit wouldn't allow us to manage the site works directly (which would have saved some cash), however doing it this way does (in theory) reduce the chance of conflict / finger pointing if something goes wrong and also makes any future warranty claims rather clear if the Builder has managed the lot. RedInk & Ross North who were builders we considered going with didn't have an issue with us doing our own site works, however in the end Summit offered the best overall value proposition for us. That said, there's still ways in which we can ensure the costs are as low as they can be by clearing the block of any trees etc prior to them coming on site. We spent most of last winter (and quite a few chainsaw chains) clearing the building envelope which saved a bit of dosh!! I'll get some photo's of the block up over the weekend. MalSannie - You and me both!! We just want to get out of the paperwork and on to site. Got some more of the variation costings back this evening, just 4 items outstanding. Getting closer... Re: Building in Brigadoon (WA) with Summit Homes 5May 31, 2014 5:30 pm Re: Building in Brigadoon (WA) with Summit Homes - Selection 6Jun 01, 2014 9:31 am What an amazing idea to have windows for splashbacks - in the ensuite too. It will look absolutely beautiful. Love your selections Re: Building in Brigadoon (WA) with Summit Homes - Selection 7Jun 01, 2014 10:48 am Thanks MalSannie! The idea for the window splashback came from a visit to the Summit Elements display home in Landsdale - That display was one of the main reasons we considered these guys in the first place. We thought the idea of the atrium they have in the Elements display was also pretty awesome and in some ways it inspired the bank of windows that we've included on the hallway wall opposite the front door in the entry. The idea is that these windows not only provide a point of difference when it comes to an entry, but will create a sense of openness as you walk up and down the passage. The view back to the bush that we'll get through these windows will (hopefully) also help the house to feel more part of the surroundings. We've also included a window at the end of the hallway to try and achieve the same. Re: Building in Brigadoon (WA) with Summit Homes - Selection 8Jun 02, 2014 11:30 pm Posting to follow your progress! cant wait for progress photos, your plan is devine! Not sure how many the average build would have, so don't know if 100 is a lot or fairly standard. Some of the ones that relate to upgrades / deletions (Note - Our base price was based upon the Select specification, not display spec): * Laundry - Provide Seima SBC-620 in lieu of stainless steel trough - $161 * Bathrooms - Provide 3x Caroma Carboni II Inset Basins with pop-up wastes in lieu of standard - $207 * Bathrooms - Provide 3x Caroma Quatro Rail showers in lieu of standard - $429 * Bathrooms - Provide Caroma Quatro Solid 3x Basin Mixers / 3x Shower Mixers / 1x Bath Mixer - $353 * W/C - Provide 2x Caroma Stirling Wall Faced Toilets in lieu of standard - $1,662 * Lock Option 1 - Trilock Omni with Allure Handle - $376 * Lock Option 2 - Trilock Angular - $86 * Upgrade internal doors to Corinthian Deco D1 (incl solid core for garage - approx 14 doors from memory) - $1416 * Provide white back glass to robes in lieu of vinyl to robes in Bed 2 and 3 - $448 * Provide Rheem Solar Lo-Line HWS (Electric Boost - No gas where we are building) - $4717 * Electrical - 15x Additional Double GPO's - $1,201 * Electrical - 6x 30mm conduits - $450 * Electrical - 5x Plug Base with Separate Switches (for down lights to be installed post handover) - $345 * Delete shelves & rails to WIR and Robe in Bed 2 / 3 - $716 CR * Owner to fit Oven / Hotplate after handover. There were charges for using more than one colour laminate and for upgrading to more expensive laminates. Re: Building in Brigadoon (WA) with Summit Homes - Selection 11Jun 04, 2014 4:45 am Hi, a Summit display was one of the few ones we managed to see while we were in Perth and it was beautiful, I can't remember the window splashback specifically but I remember the kitchen was amazing! I didn't think we could afford them though it was all very luxury Re: Building in Brigadoon (WA) with Summit Homes - Selection 12Jul 30, 2014 10:06 pm Hi M&Z love the selections and the floor plan, wow big house! How is it all coming along? BUILDER SUMMIT HOMES | DESIGN THE MONACO 248 » Our Build Thread Re: Building in Brigadoon (WA) with Summit Homes - Selection 13Aug 11, 2014 7:51 pm Hi PB - Thanks for the prompt, I needed a bit of a kick in the bum to get moving again!! Apologies for the long pause, we fell into a bit of a seemingly never ending paper work trap trying to finalise variations, get building permits, permits for the atu and finance. Such a frustrating process as you always feel tantalisingly close, but never quite there! Anyway, the good news is that permits have been granted and we're in the final throes of closing out the financing piece, so hopefully on to scheduling in the next week or so! As promised, here's a few pics of the block. This is the view looking towards the back of the block (East). The front of the house will be about 5m from the star picket. This is the view looking towards the road (West) - at night you see the lights from Ellenbrook and beyond. The city is over to the left of pic, but you have to walk down to the front corner of the block to get a glimpse. Hopefully you'll have all the paperwork finalised soon Re: Building in Brigadoon (WA) with Summit Homes - Block Pic 15Aug 13, 2014 5:22 am Love your house plan .......and of course your block posting to follow <!-- l --><a class="postlink-local" href="https://forum.homeone.com.au/viewtopic.php?t=62083">viewtopic.php?t=62083</a><!-- l --> Re: Building in Brigadoon (WA) with Summit Homes - Block Pic 16Aug 13, 2014 8:37 am How beautiful is Brigadoon!! And your house plan is awesome. So suited to your spacious beautiful block. Toni's thread viewtopic.php?f=31&t=71645 Re: Building in Brigadoon (WA) with Summit Homes - Schedulin 17Aug 29, 2014 2:13 pm It feels like forever since we first signed the PPA (and it kinda has been when I looked at the timeline as I was updating my opening post). What a process! It certainly came with its fair share of challenges, frustrations and a lot of hurry up and wait type of stuff, but we're finally here... Scheduling! I'll update the thread with the final plans shortly. Very much looking forward to the challenges that construction will present and being able to deal with something tangible instead of mountains of paperwork. Hopefully not too long now... Oh - and I'm looking at making a timelapse video of the build. Found this link very useful - http://www.instructables.com/id/How-to- ... ime-lapse/ I've got all the bits and should have it all put together this weekend ready to mount on a tree somewhere before the siteworks start! Re: Building in Brigadoon (WA) with Summit Homes - Schedulin 18Aug 30, 2014 6:25 pm That is so exciting I'd love to do something like that! But it would have to also 'stream' the data somewhere rather than save it on the camera as we won't be able to go often/at all. Wonder if we can put something up on the street light opposite - or on the retaining wall at the back which is quite high! Can't wait to see your video Re: Building in Brigadoon (WA) with Summit Homes - Earthwork 19Oct 09, 2014 11:36 pm Something amazing has happened - Earthworks have begun! We really thought the day would never come and the excitement of building had well and truly gone for a while there
Never fear, it's back now and we can't keep away from the block for even a day at the moment. Some pics from the timelapse camera below - will post a link to the timelapse video of the siteworks once we get a slab down. Just caught up on your thread. That’s funny, the Elements was the first display home we looked at, and inspired us to build. We started out working with someone from Summit but he disappeared one day and then the next rep we worked us went on holidays and sort of forgot about us. Bad luck I think, but at that point we looked around. We are still trying to incorporate all of "the elements" in our build and go with a contemporary 'natural' vibe. To be determined how it all pans out:) your plans look great and I love all of your selections. All those window splashbacks will be stunning. Good luck! 2 9448 This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this. As for the unscheduled site visits, most builders are quite… 1 28321 traditional gable roof facade - Have you did the dark and light gray color combination in facade with gray stone in facade… 0 4212 |
