Now my question is since I have a 0.9m easement for maintenance due to zero lot next door, am I allowed to install a gate between their garage wall and my house? I definitely dont want to leave it without a gate due to security issues... But you may have the gate where the easement ends. Apparently, the easement passage keeps outside of your fence. why do you reckon it's an issue of privacy? Do you have any access door to your home along the easement area? I have a question re zero lot too. Do you know if your neighbor can build the first floor wall too along the zero lot boundary (may be without any window in that wall)? Or, only up to ground floor allowed? Or is more particularly only the garage wall allowed? One of our friends who just bought a zero lot in Elara, was having this questions for me which I was not very sure of. You may help with these queries. I went to Elara and saw some houses built on zero lot and it looks like it is allowed to build a gate on the easement section. To be honest it is a great relief for me. Building a double story is roughly costing up to 315000+356200(stage 24 land price280msq) And about $1000 stamp duty as I am first home buyer. Total $672200 for a 280 msq. And elara is really 3.5km distance to marsden park retail market and 3.5 km to riverston station. Nothing is really walkable. It's really stressful.
