The Subdivision Certificate normally takes 4-8 weeks for Council to approve while LPI takes 2-4 weeks so optimistically you are looking at a May 2017 registration. Q1) Can I just apply for land loan 1st continue with that...and when I am ready with construction thing can I apply for construction loan later? Q2) Is it possible to have 2 separate loan? Q3) My mortgage broker is insisting me to apply for complete loan together (Land + Construction). But I noticed that LMI has gone up if I am applying for combined loan? I ask because in all standard inclusions they mention either M or H class, do we need to worry if it is M class? Is it good enough? What about S class? I am new member to this group but I have been following it for more than a year. I like the comments and sharing thoughts. Everyone is very helpful specially Kaycee, Qazi and lots of other names I can't remeber now. However, our lot number is 1841 and hopefully will be registered on May 2017. I am looking for the lot owner 1840 and 1842. Need to talk about fencing and other issues. Let's pray for a better community for our children. I also think it is good if the block is close to the school but I am just a bit worry that it is too close and have cars parking outside my block all day. Depending on some banks you get borrow up to 85% without LMI for example Citibank or up to 90% without LMI depending on your profession e.g. Accountants, lawyers, mining engineers, pro athletes and entertainment professionals so check with your bank you might be lucky.
