We are building a Majestic 35 at Voyager Point :)
In a corner lot with a big back/side yard (at least for us)

Great to see you have a thread and blog, will definitely be following your build. We are very happy with our Majestic house, I am sure you will too. I've yet to go down and look at the blocks so far, what street and lot number are you? PM me if you prefer.

I've seen your home facade on your blog, looks really nice, good choice.

Be patient with the admin side of things, it will test your patience.

One thing is to include as much as you can at the tender stage as this will save you time later as every variation or asking for quotes for things usually takes about 2 weeks. Also can more accurately compare to any other tenders you get.

I know Wisdom usually dont offer discounts but still worth a try.

Tender stage, how exciting.

Like Aheron suggested, get as much included now to save you money later.

Also, we found that taking things out did not give us much money back but worked in our favor when we 'swaped' it. For example, Masterton home needed to be shorter so we asked instead of getting that money credited, could we extend our alfresco. Done! Ask for things, we asked for carpet, Done!

Also, go in armed with the Development Control Plan 2.8. Even though I had given this to Masterton, there were still a few things that needed to be fixed.

If you are taking the tender to the bank for finance, put provisions in for unknowns. We put in provisions for peering and to spend on upgrades in colour room.

We went through 4 tender variations before signing our contracts yesterday.

Good luck for your tender appointment. Remember the tender can be amended as many times as needed til you are 100% happy. Put some provisions in it so you can upgrade items like electricals, kitchen etc.

We haven't started building yet, still looking at builders and house designs as our block is a bit tricky.

Great that erinandcraigw and onewheel are close neighbours!!… Each time we go to VP we are visiting your street because is the only now with new developments!

Erinandcraig, about the corner lot, we are following the setback requirements and also we are adding a corner facade.
But, we are just starting and still our plans have to be drawn after our tender presentation this Wednesday :z:

We do get a few cars driving up the street having a look at the new homes..........we stalked Georges Fair when we were looking at houses 2 years ago, then again when we were deciding on bricks, house colours.......we took lots of photo's too of the houses we liked.

Hope all goes well at your tender presentation tomorrow ::smile:: Take some time to think about it and make as many changes you feel necessary until you are happy with it. Once you signoff on the tender, then they can get the preliminary architectural drawings done. The whole admin process from tender, DA approval to site start will take some time, so you will need to be very very patient. It will be worth it in the end, we are really happy with our home.

Good news about registration, won't be too long now, then you can really get started!! ::smile::

Hi Darali, we still haven't selected a builder and house yet. We have a massive easement at the back of our block - its about 9m x 21m so we are fairly restricted by this. We won't have a backyard (hopefully one day they will shut down the water tower at the end of the street) but we will have a fair bit of side yard which we are happy with.

At the moment we are looking at Rawson and Hotondo. Rawson has the bigger house and seems to have better inclusions, plus we like their design the best. I think we will be putting down our $950 for a tender with Rawson at the end of the month to secure the price before it goes up at the beginning of December. Only problem is we want to have a 4m setback instead of the usual 4.5m from the front of the block. We didn't even know we could do this - it was Rawson who told us to ask about it. Apparently they have done a lot of homes at Georges Fair and they build homes up to 200ml from the fences! I spoke to council about this on Friday and the Town Planner thought it would likely be approved. :z:

We originally looked at Wisdom but their design was 5m wider so we get more backyard with the Rawson one.

We drove around Georges Fair on Saturday afternoon looking at the construction sites, mainly at the Rawson ones. We had already looked at houses in progress at Minto and were not impressed at all! Kind of seemed like the brick work was a bit sloppy etc (not that either of us really know what we are looking at). Thankfully the ones at Georges Fair looked much neater.
