Browse Forums Building A New House 1 Sep 26, 2013 2:43 pm Im the first time building, but hubby built about 8 years ago and he was really againist the idea as there were lots of troubles, but we found the land in a great location. so he gave in. hehe
Been waiting for a long long time since we signed with 101 residential. eventually something is happening. I thought why not start a building thread to share our experience with everyone. the long wait did cost us not be able to claim the 10k of the stamp duty back from buying the land. We bought the land in Nov 2012 near we were renting at that time Signed PCQ with 101 residential in Jan 2013 and We got kicked out rental property with no reason at all in Feb 2013 with our wedding was just around corner which was in March we moved to another rental (big big big headache with hubby FIFO and dad is coming over for the wedding) and 2 weeks later, we got married in March (happiest day of my life) We had our pre-start late June and eventually there is something started! very excited! but only found out the sewer pipe caused big trouble in sand shifting and caused neighbour's fence shifting! Apart from the long waiting time, other experience with 101 wasnot bad at all. our sales rep was Daniel, and pre-start consultant was Jacqui, and now we are dealing with Silvia. they have been quite helpful in general. there were few hipcups along the way from time to time due to miss-communications. such as when we purchased the freestanding bath rose, they quoted us $800 to install it after we payed the deposit on the bath rose, because no one mentioned about the difference the freestanding and wall mounted one. but really, the whole experience was not bad at all, prob because we both kinda go with the flow, not really stressed about it. Re: building with 101 residential-NOR perth 11Sep 26, 2013 3:54 pm How exciting. We are hoping to get our plans priced up over the next week (my bestie is a drafty and has drawn plans up) We are looking into 101 but concerned aboutt he noise factor witht he upstairs compared to cement slab upstairs. We have been told that we can add extra insulation and with the addition of a great quality carpet and underlay it wouldn't be notices.. Looking forward to watching your build process! Re: building with 101 residential-NOR perth 12Sep 26, 2013 4:00 pm i was worried a bit before too. u are exactly right, more insulation and carpet will do the trick. thanks Brookey Re: building with 101 residential-NOR perth 13Sep 26, 2013 4:04 pm brookey_d How exciting. Only thing to keep in mind is if it is a floortech concrete slab then the difference in noise is minimal, the sound transfer coefficient is almost identical to a timber truss. We are also dealing with Silvia and I think she is fantastic! Our pod has just been finished, and we are waiting on the weather to clear so they can paint the eaves, render and then remove the scaffolding. Once this is done the roof will go on downstairs and then the internals can start!! Our slab was laid in June so we have been very happy with the progress. The current hold up in purely the weather ( rain and paint don't mix to well!! ) so let's hope for some sunny days soons! Look forward to following your build Re: building with 101 residential-NOR perth 16Sep 26, 2013 5:08 pm alyce--b Hi NOR-TTJ Great to see you are building with 101 Hopefully once the weather clears things will move along nice and smoothly for you. Ive found siliva very helpful. cant wait till we have the slab!! but first they are putting a limestone access on the driveway to prevent further shifting of neighbour's fence....but hopefully it would be the last hurdle. another thing Alyce, are u getting 101 to do the internal painting? if not, do u know if they are putting a plaster for the wall, or just a concrete house on handover? thanks Re: building with 101 residential-NOR perth 17Sep 27, 2013 10:35 am Hi NOR-TTJ We are not getting 101 to do the internal painting, we are having another company called Colourtech solutions as they gave us an amazing quotation! There contact address is colourtechsolutions@gmail.com if you wanted to obtain a quotation Yes definitely! At handover all internal doors, door frames and ceiling will be painted and all internal walls will be plastered ready to be sealed and painted. Hope this helps! And double yay for master suite upstairs design - this was a key requirement for us. My wife and I aren't bath people - but can see that your ensuite would be great if you are. Triple yay for having Silvia looking after you - she's great. brookey_d We are looking into 101 but concerned aboutt he noise factor witht he upstairs compared to cement slab upstairs. We have been told that we can add extra insulation and with the addition of a great quality carpet and underlay it wouldn't be notices. We had these discussions while considering our options too - but the key factor for us was that our design with master suite upstairs means that we are over the garage, guest bedroom and theatre room. If I'm in the ensuite and someone is trying to watch a movie downstairs I'm not that fussed if there is additional noise And there are ways to soundproof it further if it is an issue. Plus watching the guys do the pre-wire now, I think we'll have a lot more flexibility if we want to change anything upstairs than with double brick+concrete slab.
