Browse Forums Building A New House Re: Redesigned Retreat Q2 Home - We have action on our block 41Oct 29, 2013 5:07 pm Well it's all started with a hiss and roar ..... the site scrape (cut and fill) happened on Thursday, they came in and pegged out the house plan on Saturday morning and yesterday put down some base coarse on the driveway and screened off the neighbours front berm (very impressed to see the care PH took on doing this!). So here is what the block looks like now! Came to a total of $271. The alarm was on top of that $5200 and is just motion sensors. We didn't opt for monitoring of the alarm and will just have it linked to phone our cell phone if the alarm goes off. I am not actually sure what company it is through but didn't think the price was too bad. To give you an idea, this is was was included in the $5200 quote: 2 x extra light circuits & safety switches (needed due to the quantity of lights/ pp) $492 21 x light points $1575 4 x junction box for future external light point $264 2 x two way switch $110 12 x install client supplied light fittings $276 24 x install client supplies fluro or LED downlights $552 3 x wire only for ceiling sweep fan $165 4 x convert light point to fan point $220 2 x supply and install silver triangular lights to kitchen cabinets $188 3 x single pp $177 3 x double pp $195 1 x 15 amp circuit for pool $472 1 x extra phone point for alarm $79 1 x supply & install pull wire in internal wall (mounted TV) $30 2 x wire circuit only for 2 lamp fan light heater $484 phewwwwww .... hope that helps. We have narrowed it down to two cookers so will visit Joyce Mayne this weekend to check out the current deals) Purchase Lighting (LEDs, Fans, fluros, flood lights, external feature lights and pendents) Get quotes for Render (underway) Decide on colour for Render Get quotes for driveway Confirm Pool Installer Get quotes from Landscapers ! I see that your are outsourcing heaps of work.... Did you find that PH's quote for Flooring (timber/tile/carpet) fair? May I ask how much credit you got back for NOT using their kitchen appliances? Since you are buying your preferred appliance, did PH charge you for installation? So I am assuming all those work you are doing AFTER handover is due to COSTING...am I right? I am tight with budget with my Mirage Q1 as well, but dont know if I will be saving alot outsourcing Driveway and Render....let me know if your subcontractors for those works come well under what PH quoted you. In additional to extra downlights we also added in 3 pendant lights above the breakfast bar, feature light in the entrance way, fans and outside lights etc etc. On your standard lighting plan you are given a certain allowance - pretty much one lighting batten per room. So anything more than that is charged for. It's amazing how quickly it all adds up. Have you been given a list of what the additional lights and fittings cost? .... you may be able to do an estimate from that. Then of course you need to factor in the actual purchase of the downlights etc. We are currently trying to source some reasonably priced LEDs - lighting wholesalers are the way to go there! I could scan our lighting plan for you if that would be helpful? The alarm system cost $1,101 for 4 sensors, 1 codepad, external siren - didn't think that price was too bad. I hope that helps. Thanks...and sorry for so many questions. We aren't out-sourcing a huge amount - just the render and appliances. No-one actually gave us a quote for the driveway, so we just kept it out of the quote. We were told by our Sales person that the PH render costs are pretty expensive and it was his recommendation that we look externally (nice of him!). The credit we got for the appliances was around $2900. We had to fight for that as the Sales person told us that amount but then when we got our contract they tried to reduce it. This was one of the many costs that the sales person put us wrong with and after letting PH know how unimpressed we were with this person, they agreed to reduce it. The render and appliances will have to be done after hand-over. Where are you at with your build Lovepub? I am waiting impatiently for the developer to start chopping down the trees and do the earthworks PLUS the council has yet to come and put the new extension of the existing road and all the services. But I am very likely to go with the Plantation's Mirage design. I have always thought you must choose one of the facade. And we are looking at one of the facade with BALCONY. and that of coz include all the pillars's tiling and balcony glass and the cheapest option is like 25k which include the front render. That cheapest 'balcony' facade cost actually include the fees to build that balcony plus the render and cladding to front. So I am assuming you would be going for the simplest facade wtih just BRICK....and render later on and do any feature yourself....rite? I did not ask PH for the cost of each item for the electricals....I would assume they only give those details out after I pay the 'initial' $1500. Am I right? I don't think you HAVE to go with an upgraded facade .... but I think most people do to add some nice features. We didn't need to as we had redesigned our plan anyway and as our entrance is down the side of the house, we weren't too worried about creating a grand entrance. We are planning to put in a raised board walk to the front door to add a feature later. Yes, you are probably right that they don't provide those costs until you were further down the track. I would imagine they would have something new for 2014. The promotion we got was iron roof, air con (which we upgraded to something that would be better for the size of the house), bifold doors. I think the ceasarstone beanchtop was part of their LUX inclusions .... it's starting to become a bit of a blurr now being a few months ago. Personally bifolds scare me as I have seen kids getting their fingers caught in them all too many times. myself didn't like the bi-fold doors either... finger jammed is one reason, also the difficulty in doing the FLY screen or security screen is another important issue to consider. But....can't deny that it looks god damn good in the display homes....with all doors open and feels like you have endless space!
