Hey charlie23, Prestart went really smoothly. It started at 9:30am and I was done before midday. I hung around to get my costings, so I didn't leave until about 1:15pm. Decided to take the home and mull over them for a few nights. There's a few big ($$) decisions to make including; - Builder to provide soakwells (stormwater disposal) to shire requirements $4,915.00 - Raise brickwork externally around portico, master suite & return to ensuite to 28c in lieu of 25c as per plan $1,852.00 - OPTION 1 - Provide acrylic texture render to entire home $7,489.00 - OPTION 2 - Provide acrylic texture render to remainder of front elevation and down RHS (including alfresco pier) $4,792.00 - Roof Cover: upgrade roof tile profile to HORIZON in lieu of builders standard HACIENDA - Sambucca $5,189.00 I really have my heart set on render, so I'm probably going to forgo the fancy roof tiles and raising the brickwork to make the front roofline symmetrical on either side of the portico. Plus I HATE standard Gas cooktops as they are difficult to clean properly! LOL Wow, your soakwells are over $1000 more than ours....I know that you can do them yourself for roughly $1000 but for us it was the hassle & time involved. Def raise the brickwork!!!! We left our stove as is but the next one up was tempting. We changed our rangehood to the curved glass one. For soakwells send off your site plans to some soakwell companies and it should come out to around 3000 ish which would save you big bucks as long as your soil isn't rocky. We ended up getting our soak wells done by the builder as we have difficult access our were just under $4000 we had a quote from someone else which was similar.... We would have had issues doing ours after as we had 2 that were 1200x1200! And on a narrow block access for a digger was difficult. Very jealousy of your garage that you enter from the side . We wanted that, but unfortunately there was not enough room, so only having a carport. We had someone else do our soak wells as much cheaper than RI quote. Was in a bit of a panic as to will it get done on time , hope it does not delay the build etc. The SS was great and liaised with the soak well guys so all that worry for nothing. Also living in metro area should be easy. Good luck with your build. Look forward to following your progress. You seem to have everything sorted which is good. We took simply ages ( as you can see on our timeline) studying this and that getting different quotes. Looks like I don't have any gas in the house either. I wanted to get a gas bayonet fitted in the living area for a heater, but was informed I'm guaranteed to lose one star from my energy rating. Crazy! May I ask why you say definitely raise the brickwork? I'm just not convinced its worth the cost. The front elevation of my house comes with perspective, the garage protrudes more than the master bedroom. I don't think the asymmetrical roofline will be as big an issue as I thought. I am keeping the 900mm oven as in. I don't think its a bad oven. Saw it at Kitchen Headquarters on Saturday and didn't mind the look/function. I'm definitely getting an induction cooktop. Miele has the good rep but is pricey. I'm favouring the Bosch atm. Not a fan of the glass canopy rangehoods, but I will be upgrading from the standard. Might look into concealed rangehoods so I can fit more cupboards on top. Also, my lot is all sand, so no issues there. I might get some soakwell quotes through work. So we opted to not have it and still got charged $300 for some reason. We were quite surprise too but, if you think about it, they get to throw up the 2-course, cheap, 'quick-bricks' rather than spend time properly laying expensive faced-bricks. What they save in faced-brick and laying partly offsets the render. Our house comes with standard render to the front aspect and upper floor so we're only paying for render on the sides and rear. It was included in our initial quote. We stated from the off that wanted the whole house rendered seeing as unable to get my Rammed Limestone walls built . I did a bit of research on the Dulux Render. Dulux recommends three coats -Acratex Primer, Acratex Render then Acrashield 955 the protective coating. RI only do the two coats and charge quite a bit for the protective coating so will get that done afterwards. We live close to the beach so think it is worth it plus your warranty is increased . As added insurance if the colour of the render- Kitty Grey looks funny then can apply a new colour when putting on the final third coat.
