Truth is, I'm doing a whole lot of waiting and not much else. I visit displays and stalk new developments to find inspiration, but that's all I can do until my detailed drawings are ready. They say I'll have my pre-start meeting in 5 weeks or so, but who knows really. Sigh... On the plus side, I've managed to choose my flooring in this time. The nib walls in the bathrooms are noted as 90mm wide but this is just the brick...Once the tiles are on its closer to 140mm wide. Especially when I keep getting my hopes lifted, then dashed away. I received an email on the 27-9-13 to say "You working drawings are complete!" but we now will complete an internal full compliance assessment.... Then another on the 2-10-13 to say "internal full compliance assessment is complete!" but now site costs need to be finalised Then another on the 4-10-13 "site cost have been finalised!" but now the plans will be sent to the prestart department for checking Normally, I would love this level of correspondence and I hope they are as forthcoming with information when I email them throughout the build, but for now I need some ACTUAL, TANGIBLE progress!!! Give me my damn plans! There, I feel better after a rant. Small addendum - minutes after I posted this and emailed my builder asking for plans - lo and behold they are being made available for my visit this afternoon. Do I have a redink spy? Avoid corner cupboards at all costs Your notated plans look a lot like ours did for the first couple of revisions. Some suggestions/ideas (use or ignore as you like): - depends on how you use the rooms but consider having the bed 3 & 4 robes going back to back and extend from the doors to the external wall. Gets rid of that lip in bed 3 and provides a bunch more storage space for both rooms. - are you having a TV in the living/dining room, or just using the theatre room? I'm just trying to work out layout and flow if you are having a tv in there - it might be worth having a recess (either going into the garage/store space, or perhaps on the external wall between the windows) to cater for this. Even tho most TV's can be wall mounted these days, there is always other stuff that you will want to store beneath it so creating the dedicated space can be helpful. - I like the symmetry of his+her WiR's for the master bedroom but the reality is that my wife needs more space, not sure if it's worth adjusting the ratio on either side to support this Also, consider whether a cavity slider might work better for the ensuite door. - Agree completely with removing the shelves on the island bench to make wider drawers. And same for wall cupboards, the more drawers the better imho. And perhaps remove the shelf below the kitchen sink - places like Howards Storage World do awesome contraptions that provide better niche storage for that sort of area and it means you have a bit more flexibility. - We are going with 1metre tiling throughout all our wet areas with shower areas having it to the ceiling. Its seemed like a reasonable compromise between all tiled. - Cupboards above the existing laundry cupboards - and we did tiling up to the bottom of our top cupboards. Also in terms of a few notes about the alignment of windows and what not - we found that our plans had a few items like that, and even our brickie commented on it but when he came to actually do it, they were still aligned and were actually better spaced given the overall frontage. Consider locating washing machine taps inside laundry cupboards. Much neater especially if you have, or end up getting, a front loader. Also, consider putting a double power point inside all bathroom vanity cupboards. That way you can keep electric toothbrushes, dryers, etc plugged in but out of site. Good pickup on dropped ceiling in pantry - leave that one out as that's good storage space for items you don't always use. I may have to look into that again. Regarding the furniture layout, I intend on placing the tv on the shared garage wall with a corner couch facing the tv and the windows. Thinking about a gas heating between both windows in the living area. Should line up with the end of the couch. Needless to say I know where I'll sit every evening in winter! Dining will be between the couch and sliding doors to alfresco. It's a decent size area. I've mapped it all out and it should work (I hope)! I feel like I missed so many things, but when you think about how many things you have whirling around your head at the time its amazing you dont miss more! Also, I asked for full splashback in laundry and redink forgot to include behind washing machine. Their reasoning was 'that no one does this' - so if you want tiling behind the machine make sure to specify. In the end I couldnt be bothered sending it back to drafting, I figured it wont make too much of a difference. We were told there is no room for draw under oven. But still good to try! Also FYI you can alter shelf heights /widths in linen etc. I changed one of our in bathroom so a hamper could fit in. Also changed another one to allow brooms etc to sit down the side as I didnt have room for a broom cupboard. Am assuming you are tiling to 1m height. I got confused between the tiling shop/tiler/redink and said 1.2m. Mistake as it doesnt line up well with 1m high nib walls/mirrors etc. So best to go 1m - which it looks like you have done. Have you considered where you'll put the dirty dishes when washing with the sink right up against the edge. Have you considered a sink without drainer to give you more working space. We've done this, we have a dishwasher so only need to do a few things. And for doing them a have a plastic tray that the draining rack goes on. Just an idea. Love the plans! Also is the fridge recess large enough to fit your fridge and be able to open the doors enough? Most of the new ones open past 90 degrees to pull out draws. Re: Redink First Time Builder - Working Plan Screenshots! 57Oct 16, 2013 8:16 pm OOoooh I love seeing how well everything has turned out on your plans!! Here's my few tips for tomorrow! 1. Move your hot water tank. It's bloody ugly and huge and a window where it is would be great? Is the external laundry door a glass one? If it were me I'd put the bench over the washing machine to the wall and put in a window. 2. Your theatre window has probably been made larger due to the ventillation requirements and for a 6 star rating. Happened to us too! What we found out later though was that if we made it an awning instead of a sliding window it gives a better rating and you might still be able to have the highlight window 3. Just answering your question mark with the WIP ceiling - It's just a normal 28c ceiling which is the same height as your dropped 28c ceiling over all of your kitchen. It's "dropped" for your kitchen as it is surrounded by 31c but normal for your pantry. It's kinda crazy...you pay for it to be 31c and then you pay for it to be dropped back to normal 28c That's the way I saw it anyway but I do love my dropped ceiling over my kitchen 4. Are you happy with a towel ring in your ensuite? They did that to us as well but if we didn't delete them from the contract we could of had the normal towel rack as the wall was long enough (shorter than yours!) 5. If you move your shower seat does than mean another nib wall or a small tiled wall for the glass screen to sit on? 6. Good work on widening your shower Really wishing we did that! Make sure your bulkhead moves accross as well. 7. If you are tall check the heights of the showers. We moved ours up as they are on a rail but not sure how this is going to look once the shower screens go on...should happen in a week! If it's a concern for you then I'll post a pic as soon as they are installed for you. We moved them up to 2m 8. Would you consider extending the mirror in the bathroom accross to the wall? We have done this as it makes a fair bit of difference to the way the room feels but personal choice. 9. Good luck getting them to centre windows...I wish we looked into this more. If you say to them adjust the size of the window until you get a size that can be centred on that wall then you should have more luck otherwise they try and centre the size you have on your plans and it can't be done due to brick sizes and you get angry when you find out that the windows could have just been made slightly bigger or smaller and all good bingo you get a centred window 10. You haven't noted in your ensuite shower to centre the window, definitly get it done in that one as the tiles will make it even more noticable that it isn't centred. 11. Thank you so much for your input! I printed out these comments and had a really good look at my plans. Now I have a solid list of changes and suggestions for prestart, which is just fab! Actually, is their any benefit to sorting out changes to the plan before prestart? In other news, I made the trek down south to check out the Amari display home in Eaton. I was down south for a bonfire party anyway, so I thought I may as well swing (detour) by Bunbury. Naturally the woman at the display had no real idea what I was talking about and was very unhelpful. When I asked "What type of roof is this?" she answered with "tiled" ...... Luckily the display home sign was being weighed down by a tin of paint that could only be the render colour, so at least I know the render is Solver Evening Haze. The journey was not worth my time, but I had to cover all bases so I didn't feel any regret later on. Now I can lament the fact that I drove an extra 300km for no reason!
