Over all a great design Laundry we prefer hinge door as we can then have the bench and sink all along the wall. As for the media it will be open mostly because it is 2 rooms in 1 , the first section will be a games room 6 x 3 and the other be 6 x 4 will be a home theatre. If I ever need a sliding it will be done after handover as I would prefer the walls to be brick instead of wood. We have requested the store room to be removed as it is not needed. But with the north rear, your alfresco pretty much means the winter sun won't get in the house so you would lose a lot of that benefit. It would be good if you could get the alfresco onto the east side and let the family room access the north. Right now i am looking at making it more like this with a privacy entry to the master. Is it an existing plan that has been flipped? As I'm not sure you need media room facing north, either. It gets most use in the evening. That's just my humble opinion. Orientation doesn't feel quite right though the living is north. You also have two turns or corners to get from the front door to the kitchen/living which does feel a bit cluttered. Looking at how we are living right now, an activity room is a must with small kids and their toys! When they grow up they can then turn it into their study room or their own lounge. We thought of having the study at the front but as we are never going to have people in there except us, we wanted it to be close to the living area. As for the media , we will be keeping the window to the first section so that the other section is as dark as possible. The Back section will have no windows at all. We will also flip the alfresco to be in line with the media around 7x4 which will then give us a bigger backyard for the future pool while giving us more light in the living and dining area. Again regarding the turns we looked at how we live in the house which means adult 90% of the time in the kitchen, dining, living and alfresco and 10% bedroom while the kids will be happy having their own spot to play and watch tv without cluttering their bedroom. Also this is our forever house and although the rooms are big, when the 2 boys will be in their teens, having a big room will be a given. We abandoned a plan where we had the media on the side and we wondered how painful it would be to go from the media to the kitchen the media on the plan will be half games area (giving on the alfresco) and half media (far end) we wanted to have the entertainment area to be all at the back and not having to go back and forth in the house every time. If we flip the alfresco, it will give us 8x8 backyard facing the alfresco and another 12x4.5 on the side which gives us more flexibility regarding placement of the pool etc Re: Opinion on this floor plan 14Jan 17, 2016 4:50 am Makes sense if you are using the media more as a rumpus room (does anyone even still use that word these days?). That would give you lots of flexibility for the pool. Fortunate to have so much land to play with. This would also look nice if you extended that main wall where the kitchen is or made the media a little wider but shorter (I know you want the space for your pool). Only because that greater angle or delineation on that corner you have above the scullery might make the footprint a little nicer and more interesting. Hard to explain but with some councils you have to have that - ie you can't have a flat wall of brick down one boundary. Obviously yours isn't that anyway but a little more exaggeration just might look more pleasing from the outside and make the house feel more centred. The other 3x6 metres from the "rumpus" lol will be used as games room for foosball, pool table etc. unfortunately I can't extend the wall all the way under the eaves as there can only be a maximum of 12 metres being 1m to the boundary.
