Browse Forums Building A New House 1 Mar 20, 2013 10:52 am The block has been selected , but no registration/ settlement until December this year ,SO , in this post, will concentrate on the house that we chose from the Wisdom Homes collection-- The Einstein 24 Mk II version. Looked at the show homes at Narrellan and really just fell for the layout and liked what we saw. So here goes from here , we 'll choose colours , fittings all the way to building and then lockup /handover sometime in 2014, I hope? Dangerous place for credit/ debit cards! Also to be included is piped music to all rooms. My daughter already saw to that feature. I am supposing ,its never too early to see the home builders -Wisdom Homes - about construction and features to be included. Will have to do that soon. I guess. Re: House of Wisdom at Stonecutters Ridge 3Mar 22, 2013 10:48 am Congratulations on the purchase of your block. We have just had handover of our Wisdom build and we are VERY happy with our new home. The admin side of things at Wisdom can be a bit slow so you just need to be patient there, but once construction began the build progressed steadily. It is never too early to start planning your home, visiting the display homes now will give you lots of time to work out what you want. Wisdom are usually very upfront about the cost of upgrades to their display homes, so ask for the price list for upgrades so you have an idea how much things are and then you can budget what you can afford. Good to see another person on here. We moved into our home in December and we are loving it here! Everyone is really friendly. Wisdom is building a lot in the estate, and they're quite quick too. We built with Rawson who we found to be excellent. There is also a SCR Community Forum if you want to check that out. We started our building process about 7 months out from registration (our registration was delayed due to horrendous rain) but we were through council by the time it registered. It registered in May '12 and we started to build in June '12. There is no harm in looking around, and getting some prices and ideas on what you want and a few months out from registration get tenders and then start the process properly. I have seen through this forum that Wisdom are very slow with their organizational abilities, so we have taken that fact on board, hoping it won't be too painful. We have some time to sort the house planning out , up to settlement time, and its good to know that Wisdom are up front about their upgrades , even though at this point in time, we aren't planning anything yet, but that may change, depends on the budget. I have breifly looked at the SCR Community Forum and it is good to know that we are accompanied by a freindly community. I also like the idea of living inside a golf course, although not a golfer, I do play casually as a social workplace getogether,, and like a lot of people , need practice. I also like especialy that we will be up the road from the golf club. So now we have our patch of dirt, no street or anything else as yet; starting from scratch? Oh Joy! We have been in Wisdoms admin teams hands since Jan 9th so I guess we must be approaching 10 weeks? During this time we have completed flooring, colour, electrical, kitchen and air con consults, been into and out of both the Design review board here at SRC and Council for DA approval, as well as getting the Construction certificate. We have also had pretty red pegs poked into the soil of our block! Wisdom are currently preparing all of the final pricing, plans to for us to sign at which point we will be handed to construction. It's starting to feel like a long time, but a hell of a lot has happened really... I don't think they have been slow, but it is very clear that each change goes into a process that is designed to ensure accuracy and completeness - if we loose a little speed but everything is right then I am ok with that! That would be a good thing! We won't find that out until next year when we start construction or something to that effect. Was out at SCR today breifly, just to have a visual of the area and pick up on anything I had not noticed before. Something I had not thought of as yet is how much distance from the front of house to the road proximity? Yes, you could complete a final tender before land registration to sign the building contract so your file is ready for DA lodgement, any other costs that come up afterwards would be counted as a after contract variation. But it would probably be better if you want fixed site costs if the builder has completed soil tests and checked sewer location requirements etc As for the loan for the land and the build, these are generally separate. The construction loan is usually interest only and you only draw down the balance at each stage of the build per the contract. A broker should be able to provide more info to your questions, or try your bank and see how you go with them, both should be able to explain the whole process with you. Simon at the land office was awesome , at sorting out my Lot last week and arranging a solicitor at the last minute to exchange contract, which I had to do on Good Friday because I had a 'bleep bleep' day at work ---meeting etc where they were unable to contact me , but I still feel good that I have a block of land reserved for us "I Think"???? How old is your DD? Sounds like a teenager, I have one of those. If you let her decorate her own room (within reason) then she may get a bit excited about the house. 18 months ago when we first bought our land, the kids were not keen to move. But now we are in and the kids love the house. I think they were happy in their comfort zone and didn't like the thought of changing homes, but given time they got used to the idea.
