Hi guys,

Do any of you build with 101 residential or Ben Trager? How are their service like? Are there a lot of hidden cost involved?

Their price are more at our budget. So would love to hear some feedback from you all

Hi NOR-TTJ,

I'm sure you got my last post on your previous topic about 2 storey builders, I currently have plans being costed by Ben Trager and 101 Residential so I can let you how they compare and what one offers that the other doesnt if you like?

We find that 101 right now are extremely busy which could be a good thing but also a bad thing as we dont want to be forgotten.

Like I said before we are very interested that Ben Trager do a concrete upper slab rather than timber because I could imagine nothing worse than hearing walking upstairs (my dads house is a timber upper floor built in 2002 i think and you can hear every time someone walks). They also seem to have a higher "standard" spec, let me know if you want to know how the quotes differ. At first talks with Ben Trager when we were making slight adjustments to our plan we were told to work off approximatly $900psm and that should give us a rough idea and when I worked out the psm charge for 101 from a rough estimation of the cost it was around $950psm.

We found with 101 that once you go outside the standard pod size the price goes very quickly up - i think someone else mentioned that on another builders thread.

Have you got a plan that I can look at and see how much bigger/smaller your house is? After looking at 101 residential displays in November we are looking at Ben Trager ones this weekend. If you are still looking at 101 displays call them first to confirm lol, we drove an hour south to look at 3 displays that were advertised as open and 2 of them were closed (even though one of the closed ones even had 3 home opens signs at the front).

Let me know if I can help you at all - cant tell you how many plans/builders we looked at to get under our budget.

Yes, I have red your reply, and I had a look Ben Trager's website. They do response really quickly.

At the mo, we like the Revelation from 101 , and the Beaufort from BT. They are have similar designs, with similar price and living space. But definitely will have to be modified.

Hey,

No probs il send through the quotes when I get them. We just brought a block in Scarborough - it settled Friday which was abit exciting and equalling depressing with the debt haha.

With the photos you need to upload them to photobucket or something and then copy the link into your post. That's how I did it :-)

First let me declare my interest... I'm the Customer Service Director at 101 Residential, so this is going to be a partial response :)

You're right, business is good. We think this comes from having a good product, high level of recommendations, of course being one of Scott Park's companies, and I'd like to think our customer service contributes. However, while we're busy, we're growing our team appropriately, so being busy doesn't crush us like it does some companies... in fact we're still averaging lower than our target build times (and happy to compare our build times with any 2 storey builder)... so we're comfortably busy :). With high caliber staff consistently knocking on the door wanting to join the team, we are not just growing the team, we're growing it well. However, getting forgotten is something that can happen in any company, and I'm happy to meet with you to discuss how we'll make sure that doesn't happen.

I could talk about accoustic ratings etc, but I think your best bet is to compare the 2 yourself... walk them. You have displays from both companies in Butler. Try them out. Even if I quoted numbers etc, I wouldn't recommend you simply accept them. You can walk around in both, and that should give you a true understanding of the noise factor. If you're interested in more information, I recommend looking into the "slab" construction used by both.

The $psm is not always an apples with apples comparison (some companies include areas that others don't etc), and it's very difficult to get a true comparison between products because they vary so much. I think you really need to look closely at the inclusions (solar hot water, 6 star certified etc), as well as many other factors, and determine which offers the right mix of what you want, and what represents the most value to you. It would be unwise to choose the builder that offers the best value, but not what you want, and equally (unless you have unlimited funds) it could be unwise to only consider what you want without any thought for the value (or lack of it).

Yes, we'll have to wear that one. I spoke to our Sales Manager, because this simply shouldn't happen, but he tells me we had both illness and car breakdowns that weekend. So our apologies for the inconvenience, it was a rare situation.

signed the PCQ with 101 this week! yay! but we just got the notice from the owner that we need to move out of our rental in 4 weeks! but we are getting married in just 7 weeks from today! stress max!

Hi, I'm a second time builder - first time building 2 story.

When looking at building a cheaper double story we were much more impressed with Ben Trager. this was due to the fact they were more willing to help, to 101 we were told we couldn't afford the house without them even looking at our deposit or financials. 101 dont have a concrete slab up top which makes for really bad noise if you have kids etc. could always ask and they will do.. and obviously charge a heap for it.

but with Ben Trager, we are building through them now..
lovely sales man, but thats as far as it goes.. they are terrible to deal with, prepare to wait a long time for your home and dont expect to much from them in any regard. happy to give you examples :)

personally, 101 sales people were not nice to deal with from get go & Ben Trager I would never ever recommend.

We had a similar experience with 101, the sales rep at the display we went to was not very pleasant at all nor very helpful and the others didn't really acknowledge us (maybe because we are young and assume we couldn't afford?) they also bag out other builders which didn't sit well with me. I've been into many BTH displays and all of their reps were lovely to deal with, their inclusions and build idea suited us better and seemed better value also, offered most of what we would of upgraded with 101 as an inclusion already.

We are only in the contracts stage but we are very happy so far.

:n: ok so im building with ben tragar and if i new what i new now i wouldnt be,the build has been stretched out and added to more time then i can remember.sometimes no one will do anything in over 3weeks then a weeks work will be half done and they have been saying,right we will finish it off at a later date but still wanting you to pay for the new stage.i wont go into detail but i have had damage done to the block which they keep putting off and im at the stage of cancelling and doing the rest myself,i havent worked with 101 before but im sure the service isnt this bad.
