Finally got the post contract variations from the admin girl. I figured the quickest way to speed things up with paperwork is to pick up them up directly from the office. Being close to the head office has been such great help every now and then. Vic Wide Demolition concreter rectifed the footpath today even though they've been instructed to wait for after building completion. It won't be too long for construction to start. My build is going well. Frame and roof is all up. We didn't use Final Inspect as they charged too much. Not worth it. There were 5 defects found in our Frame and site supervisor agreed to fix all 5. There was one questionable issue with cracks found in slab and builder provided us with explanation. I will email my inspector and see what he thinks. All these defects will be reviewed in the pre Plaster inspection coming up this Friday. Would be interesting to see if all has been fixed. We signed the contract before demolition. We are waiting for the second soil test and our post contract variation form. We were told that we might have a start date early next month. Do you mind to tell me which independent inspector you use? I have searched the forum and found different opinions from different people about the same inspector. There are some thick wooden border around the edges of the glass which were not supposed to be there and they also don't come to the same height levelled with the sliding doors, whereas the picture dining window does. I have just sent an email request for them to be replaced. Hopefully they will fix them promptly. Also, lock up stage is end of next week and fixing stage is the week after. SS suggested that handover could be end of April or early May ...yay!!!! Re: Building Emporio ER432 with MainVue 90Mar 21, 2013 10:21 pm Three issues have been raised to admin: 1. Alfresco sliding doors misalignment to the dining window. Offset 5-7cm. Look bad compared to display. 2. All picture windows has thin wooden border along the edges of the glasses whereas display home doesn't have that at all. 3. Two silly handles wrongly mounted to overhead cupboard doors above the microwave provisional tower. Hope they will be fixed. The display home didn't have the mini top edge so they took it off for us. We felt quite fortunate to have the email trail from colour consultant confirming both sliding doors to alfresco are one unit with a post in between. SS manager was trying to argue it's an upgrade. It was never presented to us as upgrade. Since we have evidence at contract stage, they agreed to fix this. BECAREFUL to all newbies! Confirm all that what you see are what you get in writing. We did tell color consultant that we wanted overhang lip for all overhead cupboards. Even so two ovehead in the microwave tower needs to be specified separately in which we were never told nor asked. Hi TTVA, Seems your hand over is in few weeks. Must be very excited now! Our brick work started yesterday and plaster will be next week. What do you mean "both sliding doors to alfresco are one unit "? We also use the standard sliding doors. Each has 3 pieces. Lucky we had this in writing! They built a plaster wall corner as standard. This should make a difference in the open feel of this area. Once again, it was good that I specifically asked the overhead cupboard doors above the microwave tower to be replaced with same length to the fridge overhead cupboard doors in writing. Even after speaking with the SS, he understood what we wanted but still did not implement this and refused to fix until we presented the notes that we got in writing to the admin girl. I thought that was very poor communication from him. He could have verified this with the admin girl after speaking to us and had it correctly done in the first place. Cleaners were on site trying to tidy up. Painters were on site doing external painting. Part of Stain job is still outstanding. PCI report has quite a number of major issues which require major rework. Nothing was done over the last 2 weeks. I'm not too optimistic on getting the keys too soon. My new house is on my way home and I always stop to have a look. Sometimes you can't see any changes in few days. The tiler is supposed to finish his job before long weekend but now I don't think he can finish this week. I found independent inspection for frame and Pre Handover is really worth while. Major frame issue was found and many major issues were found with flashing for Windows, doors and roof including improper roof tile installation which would have caused big maintenance issues down the track. They agreed to fix almost all issues identified. We just had another inspection on Monday and all is looking good as far as what our eyes can see. I’m curious about how you went with this. We are planning a KDRB and considering Plantation Homes as a builder.
