Browse Forums Building A New House 1 Jul 04, 2012 3:29 pm (this is the second time I type all this coz i'm a bit stupid... duh... ) So I thought I would start my new build thread, and get advice on our color selection coz i'm a bit stressed about what it will all look like at the end. This is the first time we build or/and own a house so its all a bit daunting. I tend to be really lazy but hopefully i can keep this thread updated regularly. We have settled on our land in Mernda Villages, we are thinking of having a BBQ on there with a few friends before any of the works start, just waiting for a few days of decent weather. Not sure if we would be able to even do it or not. We have signed our contracts but are waiting on some PCVs for some changes we made and the final drafting drawings, i'm pretty worried about the bank valuation though coz we have made a few upgrades and i know banks are not friendly with new constructions. They did however value our block higher than what it cost so that should give us some buffer. So this is our plan, no major changes only changes really was we deleted the BIRs from Bedrooms 2, 3, 4 so we can get fully fitted floor to ceiling BIR done and with the way they deleted the robes in means we get to do wall to wall robes in bed 3 and 4. We did lose slightly on the size of the room but i think having decent storage is very important. I dont even know what that will look like, one of the things i'm worried about. This landscaping is costing us $3684 but doesnt include driveway, we are getting the builder to do our driveway which is costing about $2000 which again based on the estimate quotes i got seemed reasonable. This is my concern area coz i dont know how the bathroom will turn out with these different colors and tiles. So now after the FHBG and deposits we paid, we need to pay an additional $20K.. I was so worried about this valuation and here we are.... While we have the money that will leave us with very little cash for the things we wanted to do after handover, like blinds, wardrobes, landscaping.. so now we need to decide whether to pay the money and re-do our color selections and try to reduce our upgrades but bascially the bank valued the house at the basic price (less all the discounts the builder has given) plus the site costs and thats it.. not a single upgrade was included.. We managed to get henley to reduce the price a bit based on their current promotion..... Well done for asking for a reduction. The project builder will charge whatever you/I are willing to pay. We are at the end of 150 day period from the deposit date and have been warned that we need to sign to contract now to lock in pricing & promotions from the time of deposit - ah, no. Once the contract and all documentation is right and we are prepared to sign there will be a final price. We will either accept it, request a reduction or walk away. It's a simple situation - they need our business more than we need them. But I just decided to send an email to the admin to advice of the situation telling them we are thinking of cancelling the contract if we can't get the discount. Im worried about the feature tiles coz I don't know how they will turn out. But im hoping since the travertine is similar colour as the floor tile it would look like its coming up and the other tile is similar colour to the wall tile. But im not sure what else to with them. Coz the travertine would be too dark on a wall feature.. But I don't know. The colors are scaring me. It was fun at first then it became a headache. Then it felt like this chore we had to do, specially when we disagreed on choices. But now the mortgage broker says that if we tell the bank they will reduce the valuation, which has already been done. I dont know how they can do that or if that is even true. The issue is the discount the builder gave us is a PCV which means will just reduce our final payment not the contribution we have to pay at the start. Does anyone know what the correct process is? Our broker is starting to annoy me coz I dont know if she thinks i'm stupid and doesnt want to explain it to me or that she doesnt know what she's talking about. It was a little heartbreaking to walk away from our dream home but in the end we realised it was for the best.
