I personally didnt negotiate, however I was given the impression that negotiation wasn't availble - but others have mentioned on this thread that they have been able to negotiate on price In terms of designs, the builders I spoke with all have copyright or similar restrictions on their designs, so it may be best to check if it is ok with the owner of the design Good luck with your choice Re: Who else is building with Eden Brae? 10863Oct 09, 2014 2:00 pm We got our keys last week and have settled in our beautiful home. Were you able to do any negotiation on anything? Not really. There were a few small issues with the tender and the lovely Tanya took care of them for us. We had a big hiccup with the side setback (we are on a corner block) which meant that we lost 1.2 metres in length of our alfresco. Bummer! Without any prompting from us Denise obtained approval to make it up to us by extending our dining area and keeping the original alfresco floor dimensions. Couldn't be happier with the outcome and the great way that this difficult situation was handled. So far we have nothing but praise for Denise, Tanya and EB in general. Contract signing next week then the fun begins! Deposit paid 3/9/14. Tender signed 3/10/14. I am waiting for my tender invite to come though but i wanted to know what are the things i should research before the tender. - I wanted to know what are the options for colour or material choices in Lifestyle series. Also, can anyone tell me what will it cost for landscaping once the construction is done .... is it just 4-5K or more. Any other help before the tender would be great... Tanya from EB was fantastic - very knowledgeable, extremely efficient, and patient. Guts it really helps to be very organised and have do be your homework before tender presentation, and most certainly before you sign the building contract. We also went to PGH very confused about our bricks and tile choices. A lovely lady called Kirsten took us through the choices and we walked with two options which we love. At this point of time try to add as much as you can in your contract and make sure your negotiation skills are great if not then try to develop some because this is the only time ball is still in your hands as Eden brae will listen your concerns and wishes as much as they want to sell their house but once all done and you have signed the tender then they may not be that friendly. Landscaping can cost you around 5-20 K but all depends how big your area is and what you want in the landscaping. I had a big area where only turn cost me 3k and total around 15k. My land is not registered till next year as well, however, i am told to choose the exteral colours now because Stockland (developer) does not allow the same homes to look the same in the same street. So having to select externals i.e bricks now and lodge with developer will give me heads up before anyone else. Just reading on the 9k increase for option 1. WOW! Im hoping not to spend too much on this (most my provisions is assigned to electricals and kitchen). Do you know the standard? I keep looking at the PGH website and their colour schemes are good! Cheers Yes we have moved in back in April this year and good work by eden brae, there were a few small issues but most of them were resolved and are about to be resolved. Admin work with eden brae was bit slow and painful but alhumdulillah when building started it was smooth and easy. we built at oran park. The woodwork externally does not match my selection hence has thrown off the woodlook garage and external timber and now EB are saying they are not responsible for variations? Really really annoyed at their response. If they dont find a resolution, fair trading may come into play. When that area was painted... it came out to be totally different to what it looked on paper. After numerous emails and a visit to the paint store...we were told it was the correct paint. My issue is that this isn't paint, it's a stain which is meant to be similar to the colour bond wood. Very disappointed atm, not even a response after various emails. Could be my first n last build ever. What colours are you currently having an issue with? Our colour specialist did mention there are variations in finished product.. Sorry to hear they haven't resolved this for you.. So it worked out cheaper to get it done externally post handover. Maybe you can get a sample pot for the stain and try it yourself? Thats what I did to ensure the correct paint was used(Even though it turned out completely different on the wall). I built with EB back on 2009.
