Thanks Kiwi! I was thinking the same thing re: tv point, which is why I have insisted not having any storage or cupboards on that wall that backs onto the robe... As it is a perfect spot for a small tv cabinet etc.

Will definitely put in an arial point too - hasn't thought that far ahead.

Fingers crossed the builder says it will work and still be within budget :/

My other half would love polished concrete floors too so I hope we can get a decent quote for that as well...

That plan looks great,
I much prefer the master bedroom and ensuite WIR layout and the great room is huge ::surprise::

One thing I have thought about and not sure if it would work is swapping the stairs, around so the up to upstairs is the one closest to the theatre and upstairs lounge, which would mean you could have a balustrade at the top of the stairs rather than a full wall, it would make the upstairs area more spacious as well as meaning the stairs going down will be closer to garage, so you dont walk into the laundry. I hope I make sense ::wornout::

Yup! I know what you mean... Hadn't thought about it tbh as I had just thought of the under stairs storage to extend that store room in garage... Buying I swap it, I can get some storage in theatre as well I guess. Plus more room upstairs is a bonus! I'll have a play with it. :)

Oh and the understairs storage in the the theatre means you can have your theatre equipment stuff in there, we have cupboards built either side where our screen is going for theatre storage, believe me all the equipment these boys want you need a big space :::

I like how you have gone a bit crazy by taking on all the suggestions you like and then going aaaaarrrrrrgh ::: ..... this is all getting out of control and do we really need all this!!!! Then you can start to make decisions about what is really important to you. :: then you will get your initial quotes and where is the smilie face for fainting??? :lol:

I really like your floor plan. Just a couple of my thoughts: (certainly not right or wrong)
I know you didn't have a window, then did have a window, then didn't have a window in your pantry...... I know 2 homes who have windows in their pantry. 1 has a super eco friendly house & the eco architects put it in as part of the energy saving.. no light needed during daylight hours and she loves it. Other has a bench height openable window, she loves it because she uses the bench space for preparation & says it's nice to open a window if something gets smelly! I'm not sure, I have had pantries without windows in the past which have been ok and have already put a window in new build and I'm still not sure!!! :?
By changing the angle of the doors into the bedrooms, has it decreased your 'play' (sorry not sure what it called) area?? As for getting furniture into that room - you will probably only ever want a bed and desk... no massive lounges so access to the room shouldn't really matter. Living space is definately more valuable than bedroom space so for me I would try and keep that area outside the bedrooms as big as you can... I think it was bigger in original plan???? (I could be wrong because I know it's not to exact scale).... kiwi is right, will make a great tv/playstation area!!!!

I know its not a huge area, but as Kiwi (i think?) pointed out, it is a great spot for a dolls house, bean bags, or kids play area. It also makes the top floor seem a little more opened..

We also added an extra robe to the Master against the end wall - you can never have too much wardrobe space! I also added the second vanity against everyones suggestions - even though I am not so keen on two sinks personally. ;)

I've also extended the laundry a little, and added cupboards/shelves both sides (yet to decide on exact configuration but i want lots of storage in the laundry, still with a potential drying cupboard or at least an area to hang clothes).

Still havent got anywhere with the outside plans - they are next on the agenda. We have a meeting with our builder on the weekend so we'll see how we go, but we're hoping to get a 3D version to have a look at to see if we are happy with what we have come up with...

The play area is the same size as before - the door rearrangement hasnt changed this... The rear rooms however are larger by a margin, which may make the "play area" seem smaller visually. I am
Happy with the sizes as they are I think.... ::

As for window in pantry, i don't know what to do! I see the benefits and also the negatives... I'd love a bench for preparing but he shape of it is so odd and awkward. Guess I'll only ever be a big fancy cupboard! :(

I wouldn't have a window because the pantry looks like it's going to be less than 1.5m wide-that wall can be used for hooks/narrow shelves/ pin board etc....

would there be enough light from the kitchen when you opened the door?
enough to see what you need? and if so..dont both. and have a sliding door into the pantry so that 'window wall' can have something on it and not a slamming door against it.

soooooooo exciting! Im really excited about this build...dont know why! I must get out more.

good luck with the builder, let us know if it is doeable with your budget

Dee - i picture a board with bills, etc to avoid the fridge getting cluttered with that kinda stuff... a window just outside the pantry should provide enough light I hope. I think I have decided no to the window - its just not the right size/shape.

^^^ That's what I've done in both our last two builds...the house before this had a 1.5 x 1.5m WIP with a cavity slider and I used wall space for narrow shelves which held all my herbs & spices, plus there was a pinboard & some hooks! Have the same here...although the pantry is a "little" bigger! :)
