In some cases you can get a reduced set back if the height of the finished building is within the limit for the setback distance - you'll need to check with your local council. (This may be available on their website.) If you want to have a look at an example for Frankston council I may still have a copy so PM me your email address and I'll send it to you. I would think most local governments would be similar. In Frankston Council for example, if the wall height is 5.8 metres as in your case, then the minimum side setback is 1.66 metres from boundary. (If I am reading it right) With regard to overshadowing, we had the same issue and had to complete an application for 'Report and Consent'. Again you apply for this to your local council building department and they give you a form that you take to your neighbour. This will state the reason for the Report and Consent; ie overshadowing, and they sign the form saying they have no objection (you hope, so start being freindly!) and then send that back to your council. The Report and Consent basically allows you to request something to your proposed building that may impact on your neighbours. If your neighbours don't object, then council will allow it. BTW, the objection has to be reasonable. By the way, the "Report and Consent' requirement is often stated on your construction drawings. We originally thought Kurrajong bricks, but we got a list of houses built with this brick and went for a virtual visit (google maps) and the houses we saw weren't quite what we expected. We will take a drive to physically see them this weekend. The Mocha houses we saw on google maps are more what we are after. We haven't fully decided on the kitchen colours, but what we have put together so far is pumice laminex (main colour), espresso ligna laminex (feature doors), and ivory caesarstone bench. We have decidded on the timber floor - Boral Blackbutt. Hi Pap, The asphalt is actually temporary to fill the hole (to ensure no one trips over). A different field crew will come though within the next 4 weeks to properly concrete the footpath. Yes, we are excited. Read more. Last week we had some high winds which blew over one of our neighboring fences. The demolition removed some trees which essentially was holding up the fence (the fence posts were rotted and worn away). We had to brace it up temporary until we get the site cut before installing the fences. Your house will be amazing, we really liked the Nolan. In regards to your underground power pit and the electricity, we has asphalt put down at first, but it is now all contcreted in. Our power pit took more than 4 weeks to be put in, so 26 working days is pretty good. Our cost was almost exactly the same as yours. Hi Pap, I cant speak for Metr1con, but most builders will try to make you sign there and then. My advice is try to argue you would like a "preliminary copy" before the appointment so you can review and save both you and them some time. Make sure you do your homework over the forums on things in the contract to look for and be aware of. I changed quite a few sections in ours - the HIA contract favours the builder in every instance. Ensure you read over it carefully and double check your specs and drawings to ensure everything is included. Dont assume anything - ensure its all in there. And when we returned to Simonds a post contract variation was completed with all of the changes. If you are not comfortable with contracts use a solicitor or New homes inspections and they can help you out. Another reason why we took it home was to trim costs from the contract, it is easier to do this at home. builders will say that there is a cooling off period after you sign, but by then they have you (insert evil laugh here).
