We upgraded our master bedroom & ensuite to have 'acoustic soundproof' in all walls. But I hadn't realised that the internal walls may not come insulated??? The internal walls Do NOT come insulated (acoustic or otherwise) if you do not request it... Hmm, that's disappointing. Any idea how much it would cost to get it done for a one story house? Just buy some and install it yourself after the electrical and plumbing has been roughed in and before the plaster goes in. It costs bugger all and you literally just put it in place you could train a monkey to do it. It'll take maybe 2 hours. Re: Porter Davis homes 14005Jan 23, 2017 8:35 am Hurrow nikil Hurrow, we found at a lot of the displays they could give us a list of all the upgrades that are in each particular display home so you could easy identify what wasn't included and the list was itemised with prices. Worth asking for as it gives a good idea of some prices. We asked at each of the displays today they couldn't even tell us what type of carpets or floor boards they had. One was a lady who was only there for the weekend apparently, the other had a young woman who looked like she had only just finished school. We'll find out at WoS I guess and see if it fits with what we are looking to spend. This is part of the process that sent me around the bend!!!! None of the attendants at the displays have any idea what is what, we found this super frustrating as every time we liked a colour or selection i was calling WOS for answers..Alternatively i googled and found answers on PD FAQ's.. I believe you really need to be dealing with a SC at a display and show serious interest before you get any idea on the display your looking at... I never understood why they couldn't of had information sheets with all colours and selections available at each display.. Apparently they have a lot of 'renovators' come through so they make it more difficult to obtain information. TOO bad for the genuine customer it was utter hell. On top of this so many things were discontinued or no longer available. I don't envy anyone at this stage! Ps: the overhead cabinet above the fridge is NOT a inclusion. We were charged $330 for this all in laminate! then add on the upgrade to whichever finish you choose... Nope no blog, we live in Sydney so have to reply on dod-gy photos from my father in law (blurry and with a finger on them!) so wouldn't be blog worthy. Of course I really appreciate him taking photos but he could do with a class in iPhone photography Oh we're doing the same, tender on 1st of Feb, when we can finally find out the site costs that are oh so secretive!!! They're had the soil test for 2 months so they know what they're dealing with yet won't tell us anything until tender which is very annoying. Pretty much anything I have asked our BC she has responded with, we will discuss that at tender. Forgive me for wanting to be organised and prepared.. Just a heads up you'll get the majority of your site costs at tender however they can and most likely will change again at contract. The second soil tells all.... At tender we had a note that 'screw piles' may be required, we took that as they would be required. Sure enough at contract there they were... the most over enengineered slab in history.. Flat block, no issues, no rock..go figure.. Site costs hit you with all the other add ins like upgrade to slab being most expensive, followed by OHS , services and escavation At least you'll have a rough idea though and have time to study what they have proposed. Highly unlikely... they are funny about you even being onsite at all unless they are there. And from our experience they wont let you touch the site until handover. Unless its a fence. I really hope this is alot smoother for you guys than it was for us. 100% agree with you above. If people want to know the colors they would also call WOS. This is probably why they have such a backlog of callbacks and requests. I can only imagine the amount of calls they get seeking information. And having so many people on here say how great they where made us very comfortable using them. I mean it's a pretty standard part of a house, I thought I was being fairly paranoid in asking if the cupboard above a fridge space was included. And more than $330 for a shelf, two doors, a couple of handles and hinges? That's just ridiculous. Yea it's the one thing I'm worried about as if the site costs go over 50k we really don't know if we can afford it as we don't want to borrow more than 80% because we don't want to pay lenders insurance. Our initial soil report states that screw piles are NOT required so I will be annoyed if this changes all of a sudden. What's also bothering me is that they are non negotiable on the 3% deposit at tender and yet they cannot actually give up a definite price at tender! In what other situation do you have to pay an essentially non refundable deposit without a contract or price??
