Do you have an independent inspector? If not, get one and let them write the list of problems for PD to fix.
Browse Forums Building A New House Re: Porter Davis homes 10841Jan 21, 2015 7:30 am SRP Ene weird thing happened was, my SS booked for final inspection, I went to the site previous night, saw lot of issues, doors and windows are not finished, render not complete, site is not clean, downpipes are not installed completely etc.. And house was filled with water, and the water was coming out through the bottom of the doors, bottom of render .. and all the skirting, cup board kick boards etc is soaked in water. I managed to close the metre box tap, but not sure how long it was like that. Even the frames could be wet now, I am scarred and worried about its durability. Could any body suggest me what I can do now? Do you have an independent inspector? If not, get one and let them write the list of problems for PD to fix. Spend ~$500 on private inspector before PCI. Sounds very stressful and I hope all is resolved quickly. Re: Porter Davis homes 10843Jan 21, 2015 9:42 am SRP Hi There, We are building with porter davis, however it is been a nightmare after the initial part of the build. Things were stolen 6 to 7 times from construction site, and porter davis taking this very lightly and delaying the remaining stages. It is not the problem with the estate, because my friend has his keys handed a month ago, next street by another builder. He didnt have any such incidents. The burglary happens when there are some works being done. We have seen the doors are kept open, the next day SS tells us that some thing is taken. We are near to the PCI, we saw one door was stained and finished perfectly, next day it is taken. It looks like it is not mere unfortunate, it is due to their tradies. Is it common with PD, Can we do anything on this. Also, one weird thing happened was, my SS booked for final inspection, I went to the site previous night, saw lot of issues, doors and windows are not finished, render not complete, site is not clean, downpipes are not installed completely etc.. Thanks for the suggestions, I am planning to engage independent inspection, not sure how much they can analyse the impact of water going through the doors etc and suggest some solutions. Re: Porter Davis homes 10847Jan 29, 2015 2:30 pm Hi all, Quick post from us - fingers crossed, it looks like our file is to be transferred to construction tomorrow, meaning apparently, that we will have an actual real site start in the next 2-3 weeks (given we had a January site start booked and PD had apparently even tried for a December start for us?). Final i's being dotted and t's being crossed - with kitchen culture drawings being revised, last PCV re bathroom waterproofing as opposed to alternative method being generated, and construction drawings being finalised/signed off. We were supposed to have a site start tomorrow but we haven't heard anything about our final construction drawings. It's a waiting game. Re: Porter Davis homes 10849Jan 29, 2015 7:00 pm Can anyone recommend any home inspection people/groups? Or phrased another way, whom to avoid? Re: Porter Davis homes 10850Jan 30, 2015 9:31 am ChrisHeli Can anyone recommend any home inspection people/groups? Or phrased another way, whom to avoid? We've been using New Home Inspections for both the pre-slab and frame stage. So far, we've been quite happy with the service as they are quite flexible in attending the inspection even though the pre-slab inspection was rescheduled for a few times. Plus, it seems that they're quite thorough in picking up many errors (or perhaps the build quality isn't that good lol) and the after-inspection service is good given that my inspector is willing to explain to me on what's going wrong and after the items have been fixed, I could sent the photos to him and ask him to confirm whether he's satisfied or not. Excellent! Thanks! I reallyy like the last sentence. I like the flexability. Re: Porter Davis homes 10852Jan 30, 2015 10:32 am When PD goes over the contracted number of days to build your home do they pay the penalty rate (i.e. $250 a week) to you directly or does it come off the final stage payment? Also on this topic, Do the days start counting down from Site cut or from when the slab is done? Wouldn't that be the site state date? Which I'd assume is the cut date, or whatever their original site state date was. Probably best to check.
