Anyone else building in Glenmore Ridge?

Hi, I'm building my 1st home in Glenmore Ridge. Has anyone had a soil test completed yet? Ours come back as Highly Reactive Soil. I'm wanting to find out if anyone else building in the same area has had the same result. We're now getting H1 slab instead of M classification.

Hey there.... I am building there... no issues were raised for the slab type

We are out of council and will have a slab this week

Thanks for your reply drew…..loved reading your blog! things happening quickly for you now! we aren't far behind. we had our colour appointment yesterday and plans are being drawn as we speak! we are lot 211 so not very far from you guys. :-)

We were originally going with MJH as well and did the colour walkthrough which I highly recommend. You have to make loads of choices on the day.

What house are you building - If it was the same as mine I might have some info I can help you with

You must be next door to that house that is FLYING up... and the other across the road?

Hi

We are building in Glenmore Ridge too.

We are building with Wisdom Homes. Our soil came back as a H Slab as well. From what I understand the majority of blocks will be H class slabs. We are paying an extra 2400 for the slab.

We had our first tender appointment with Wisdom and will sign it off this week. From there we will be getting ready for plans to be submitted to Stockland and council then its all systems go.

Who are you building with! Which street are you in?

I have a friend who is also building a few streets away from me as well. Her slab is also a H class.

We love the MDJ homes but we cannot fit a reasonable sized single on on our block.

Great to see some glenmore ridgers arriving on the forum!!!

Drew - great to see so much progress in one week...

I'm building the Havana One with McDonald Jones. We loved the floor plan from the start. We had our colour appointment last week and had to choose absolutely everything in 4 hours. I walked away so overwhelmed but mostly happy with our decisions. We've been told our plans will be drawn up within the next week or so…..I'm starting to get excited that we are getting closer to council approval stage. All I hope is that Penrith Council approve for our dream home to be built.

You're right….the house being built next door is flying up. I can't wait for that to be us ::smile::

P.S. Drew and Cass - your blogs inspired me to create one too!!

Hi all fellow Glenmore Ridge residents,

We too are building in Glenmore Ridge. Up in the Blue Hills release section lot 1119. Our land doesn't register till Oct/November and our road is'nt built yet so we haven't had any soill testing done as yet. Still sorting out a builder. Have a great floorplan in our heads, now just need to decide on a builder. Our quotes have been for M to H class slabs, didn't cross our minds it could be a H class, guess now we will have to allow extra in our budget for that....just in case. We currently live in Blue Hills just 2 min walk from our new block and intend staying here and selling just before handover of the new house so will be nice and close to check out our building works every day. Can't wait for it to all start and be able to chose all our colours etc. It will be our 3rd build, we love the building process....bring it on!

Are you all going to the residents brunch next weekend at the new Jacarranda Park? We will be there :D :D

Welcome Annette and Pete to our growing Glenmore Ridge Thread :D

We will be attending the brunch and park opening. We have two boys aged 3 1/2 and 7 1/2 and they cannot wait for the park to be open.

They asked me most days - are we going to see our land? Very cute that they are interested in what is happening. I think though, when I say in a few weeks we are doing a drive by the park will hold their interest more than a plot of dirt.

Hope to meet you all in the real on Saturday... lets hope the sun stays out and shining...

Hi All
We are also building in Glenmore Ridge on lot 1009. We are building with Wisdom Homes and have to have a H class slab also.
We met our first neighbours on Saturday morning (Drew and Renee) who are really nice people. It was really great to know we have another family in the street with young kids as we have a boy 5 and a little girl 3.

We too are building with Wisdom.

What design are you building? How far along are you in the process. How have you found them? Sorry for the questions, we had signed with Eden Brae but pulled out after paying them some money and came across with Wisdom. So far we are happy with them and we should get our revised tender tomorrow (Fingers crossed).

We look forward to meeting you on the weekend.

Just a though Drew & Renee and Matt and Linda, what extra things did you need to do in your build for the bushfire zoning?

You guys managed to get fantastic blocks in the estate, with it being a cul-de-sac.... and opposite the bush! At the time we had not even heard of the glenmore ridge release, it was a friend of mine that had secured a block, I think 1007 and then pulled out that I then heard about the estate. Funny how things work out.

I agree, great block and position you have there. I seen your concrete pump truck the other morning when driving to work. Can't wait to see how that slab of yours turns out after seeing pics on your blog. I think it's going to look amazing!

Soon it will be a hype of activity in the estate. Looking forward to watching it all grow and become hopefully a happy little community :D

Hi Cass
We are building the Manhatton 36 which is the smaller version of the show home at Oran Park. Wisdom have been very helpful in the tender process and quick to respond with any queries we had but after we paid our 5% deposit things almost came to a standstill. I am not sure if they are understaffed in the office or just slow, but getting our documents through to stockland and then to council has been a long process! We just continually chase them up every couple of days and things seem to be happening. But on the brighter side of things their build quality and what you get for your money seems to be pretty good. I have had friends build with them and they have said once your job leaves the office and the build starts things speed up so we can only hope this happens!

Bushfire allowances varied between all the builders that we used. I think the hard part is that they don't actually know what they need to charge until they can find out exactly what needs to be done - so they just chuck a figure at you.

We got quoted when shopping for tenders

McDonald Jones Homes $ 5000
Rawson Homes $12000
Fowler Homes $8000

When I was doing the tender with Fairmont he told me that $1,500 would be fine and it was. Ours is BAL 19.5 that touches the house by 300mm - after that the rest is BAL 12.5.

Anyway, gutter guard, seals around the doors, extra glass to front windows.

PS - We got frames delivered today - They will go up Monday!

Love the Manhatton!! First house you see into Oran Park Town... (not that I have been there 1000 times or anything :lol: :lol:

Did you do the rear balcony off the master?

Anyone priced these lap and cap fences yet? What generally happens is the first few homes get their fences up and the guy who does them puts up his signs and then generally gets all the work in the estate... wonder if they will do deals??

We really liked the Manhattan as well but it was too long for our block. We are a north facing block so have to have an 8m setback from the rear.

We are happy with the Majestic. it seems to tick all the boxes for us with the only change by swapping the back part around so it works better with our funny shaped block.... We are still waiting for our revised tender. Promised last friday... still nothing.

They quoted us for a double sided gas fire, a sexy looking one that was 1200 wide and slim would have looked great if only I had an extra 20K to spare... we wanted a 700 single sided one plus one or two other changes then we hope we can sign this one off.

Matt and Linda - where are you in the build process? Has it been through council? I am feeling scared now that you say they take a long time.... have you done the colour selections etc. I am waiting to find out how much a brick upgrade will be plus I just want to get the colour consultations done so we know how much extra we may be up for tile or kitchen upgrades...

Drew and Renee - Frame delivery - things are moving along nicely! Cannot wait to see the grinding of the slab.. it will look fantastic.

Off to finish my landscape plan so that it can be ready when wisdom are ready to submit to developer and council...
