Browse Forums Building A New House Re: Who's building with Clarendon?? 16841Mar 03, 2017 6:50 am Buildingourfirstnest I just submitted my tender and am waiting for my tender presentation but have a few amendments to layout I wish to make. Do u guys email ur original sales consultant or just inform the tender presenter? It involves shifting of toilets and robes so it's quite a major shift but the sizes remain the same as the original. You can change all that during your tender presentation on the day and will get quotes right then. We have shifted the ensuite and WIR to where bed3 was, but now there's a long 'walkway' into bed1 (amended layout on the left), which I feel is wasting precious space. Open to suggestions on how to shift things around to maximise space? We basically just want bed1 and bed3 to have windows looking into the backyard. We were told by our sale consultant that moving wet areas are quite costly, that's why we stay within the original design, only moved some internal walls. The new design you will also lose the linen space, is that important to you? Would you consider other house design? I purchased a house and land package from Clarendon so have not qualified for smart build (no $5000 discount ) We have shifted the laundry area on the ground floor and the sales consultant said that was okay. kaman101 - we initially tendered from the Paddington 29 b1 to rear, considered Wentworth 33, and have now signed for a tender for Ferndale 31 MK II. Problem was for Paddington which I loved, the study in the front when converted into a guest suite becomes tiny so we had to look for something which had a bigger guest suite on the ground floor for the parents. This is our amended layout for anyone interested! We reduced the size of the house along the left because of zero lot constraints and extended it along the meals/living area, so our Ferndale 31 is technically a Ferndale 30! You could make bed 2 into an ensuite and covert the front living room into a guest suite. Re: Who's building with Clarendon?? 16847Mar 03, 2017 9:41 am kaman101 Not nice layout. The Madison 37 is too big for our lot (it's only 12.5m wide) and my other requirement for the master is a big wardrobe. Ideally, you should have your alfresco, family area facing north-east side. IIRC, it's known as Parador Classic 1050 (standard for Evolution & Sapphire) - around 4-6 colours to choose from. We love the Electrolux-made ones from Ikea (everything from induction cooktop, undermount rangehood, m/w and steam oven) - and they seem to be much cheaper/better than the Smeg & Westinghouse under Clarendon's selections as well). How do we go about in getting the kitchen cabinets & benchtop measurements right for the Ikea ones to fit in? The installation instructions/manuals by Ikea is not too useful as they only cater for Ikea-made cabinets/benchtop models. Our Colour selections is next Wednesday and we're kinda edgy trying to ensure everything from colours to measurements are right! I just finished external colour appointment. I need to go for electrical next and complete the kitchen and aircon selections. Clarendon is offering us 10 free downlights in place of free standing bath. Wondering whether I should take this offer or not. Seeking views as I am pretty undecided. Also, for aircon, I am planning to stay with the Temperzone one on offer just increase the zones to 5 - KMFL, Bedroom 1, Bedroom 2,3&4, Guest, Upstairs Leisure. I am thinking of combining Guest room and Upstairs Leisure as I think these will be least used. Just seeking views how often would you think Upstairs Leisure be used. Thanks in advance. We signed on the same offer for FSB swap to downlights which costs $980. Not a bad deal I would say. In terms of air-conditioning, it depends on what you plan to use the Leisure upstairs for. That will be the least used zone for us too. We will be going with 6 zones but one with inverter. Congrats I think the freestanding bath they quoted me around. $900 and 10 downlights would be around the same price. So much of a muchness think. I am also building the Leaton 28 but with home theater and grand alfresco making it a 29sq home. Did you make any modifications? Additions? I also went with the standard temperzone but only a total of 4 zones. I made my garage 4m wide instead of the standard as I find it too narrow. Which inverter model are you considering and approx how much is the upgrade costing if you dont mind sharing? The aircon guy suggested Fujitsu. I am half mind to upgrade only for the noise aspect as we dont really use aircon much. How have you divided your A/c zone if you don't mind sharing? We plan to use the study as a guest room if required so have added shower to the powder room and shifted the linen cupboard to laundry with doors facing the powder room so can be used as cupboard for guest room as well if the room is used so. Do you mind sharing your kitchen benchtop/ cabinet colours too as I am still trying to finalise them. Not entirely sure how much it would costs for the inverter model but did read before it could cost up to $5k extra with additional zones. We are contemplating whether to go with the inverter too as the eletrical savings will only be subtantial if you turn it on all the mind and use it above say 23c. From reading, inverter could be from Fujitsu or Daikin.
