Browse Forums Building A New House 1 Dec 03, 2007 3:57 pm Hello,
I am new to this forum.. but have just bought a piece of land in SA and it is very steep. We have settlement subject to satifactory soil report but while that is still coming through I am hoping to get some feedback about pole post homes and split levels and the expenses compared with a slab. Re: pole post homes 2Dec 03, 2007 4:22 pm Hi Kylie, welcome to the forum. We have a steep block too and had a lot of issues finding the right house to fit on the block. We love our block and the views we have but I would say if there is an option to go for a flat block that you like, take it. Your costs do go up a lot when you can't have a slab flat on the ground, there will always be some cut that has to be done but less is better.
Most project builders will only do a slab on ground and if you want them to build your home you'll have to do lots of cut and fill and retaining walls. There are builders that do pole homes but generally they are more expensive. We were told to add $50k minimum for a split level, some builders can adapt their plans, again at extra cost. It all comes down to how much you love your land and how much you have to spend, I personally love the contours of our block and wouldn't have been happy with a flat piece of land with no vistas. Jet Hi Mrboh Just wondering if you have any BAL or flame zone issues on your block, as getting compliance with BAL requirements whilst doing bearers and joists is tough.
