Hello all
I have purchased a block in Wright and wanted to find out and network with others who have bought a block. I will receive my block between March and October 2011 (hopefully) and so I have started discussions around house design etc. Would like to share experiences with others.

Hi Sapsukker,

We also bought a block in Wright. I'm sure there will be many more come along as it gets closer to the building stages.

It's a little hard to start on house design just yet, but once they finalise DV303 (Draft to the Territory Plan) it will give us all a better idea of what we can actually build!

Hopefully in the next year or so we see some more competition come into the Canberra market, as the building prices here are crazy high compared to Sydney and Melbourne!

I have also bought a block in Molonglo and also hope there is more competition in the builders market.

Public comment was due to close end of august, but got extended until mid-september. It's now meant to be getting looked at by some kind of focus group...

Most of the concerns I've heard are about changes to dual-occupancy rules, I'd expect most of the rules relating to single dwellings to be passed. If you goto www.actpla.act.gov.au they should have a downloadable copy of DV303 that includes the draft ammendments... that should give you a good idea of what the changes will be.

The changes to setbacks and building envelope are very different to the old territory plan (and the plan on the MV website).

As an update, I've been in contact with someone on the Territory Plan Review. Their latest comment has been that they expect

My advice would be not to start designing until the changes are in place, as you could waste quite a lot of money on something that doesn't comply ;)

Thanks MattyT. I have just received a letter from Colliers saying ". . . the Development Application for Wright has been approved and we anticipate that you are looking to commence design of your home."

Also they have invited us to Home Sustainability Info Sessions in November. To me that means that we are ready to design according to the approved Housing Development Guide, isn't it?

The Development Application is for building the suburb (streets, power, etc etc).

If you designed now, you'd be desiging to the current rules in the territory plan. You'd have to wait until settlement to be able to get approval from ACTPLA, at which time the new rules may or may not be in place. If you've got all your design done, and it is designed to the old rules, but the new rules come into place before settlement, you'd have to design again to get approval from ACTPLA.

It's all very confusing :)

Thats awful. The problem is that if I only START designing after settlement, I will burn up money in interest designing the house. There has to be some sense in this . . .

We will see if Masterton make a difference. As there office in Canberra opened a couple of weeks ago.

is there any way we can cancel the contract of buying the land as due to the health and safety for living around the asbestos areas?

i would like to know that too
does anybody here know a lawyer that could potentially represent a group action?

i am interested in getting a refund now, as when we purchased it, if we had known about the asbestos problem, there is no way we would of went ahead with it.

alternatively please PM me if you would like to start a group action, and Ill see what we can do. I have a friend who purchased as well, and he is looking to get a refund or discount.

Hi

I am willing to go to see a lawyer to discuss about this case. So if any one else likes to do the same thing, then we can meet together at the Canberra Centre's new food court (in front the Kathmandu store) around lunch time tomorrow (14/12).

I'm working all week from 9-7 each day and don't have time to leave. I am interested in how it goes, and willing to put my name down as a party if the lawyer thinks we have a case. ( the more people, the better we can split the cost?)
