At the beginning of this week I locked down my final variations and electrical plan. It was probably one of the most in-depth processes - even more than the colour selections! Trying to work out where I wanted each light point, and why - but I'm happy with the final outcome. I've tried to balance practicality with cost. The electrical plan is broken into two pieces, the points (power, tv, etc) and the lighting plan. Bold were great and spoke directly with the electrician about running conduit from ceiling cavity down to blank plates through the house. Final cost was $30ea plus GST which I thought was very reasonable! This will allow me to run my own CAT6 / HDMI / Audio / Whatever cabling at a later point! I went a little crazy and ran 13 points through the house - but I think it will be worth it. I'll probably run Cat6 to all rooms, plus speaker cabling (surround sound) for the media room, and still have room for more! I sprinked double power points around the house, trying to cover everything without going too overboard. The top shelf of the linen cupboard is going to double as a distribution point for internet and whatever other technical marvels I can think of. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Again, lighting is not going overboard, but still nice. I didn't want too many holes in my insulation, so three downlights over the kitchen bench (flanked by overhead cabinet downights), and 6 x CFL downlights in the media room. The rest of the house will be standard type power saving lights which I can upgrade to more fancy fixtures at a later date. I also plan to install fanlights in the bedrooms later. House will have ducted air, but I would prefer to have fans as the first course of action on a hot day before flicking the 10,000 watt aircon unit on Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Final Variations (last minute changes!!) Bold were gracious to allow me to slip in one or two last minute changes without charging me a variation fee (Thanks guys!!). The variations were: Kerb Cut (I didn't realise this wasn't standard). Cutting the kerb into the driveway so my car doesn't scrape each time I enter my drive! - $350.00. Upgrade to Flickmixers for all three vanities in house. I originally just had standard taps, but changed my mind! - $315.00 total. Plus Electrical Plan over allowance - $872.00. Minus some credit that Bold gave back to me for a small miscalculation with internal doorhandles (CR: 105.00) yay! And that's pretty much it! The only other thing I'm waiting on are compaction certificates from the estate. This determines my foundation engineering, and potentially a cost factor related to that! Bold have already allowed for an 'H' class slab, plus $2000 worth of piers. Lets hope that's pretty spot on. Now everything is sorted for the house and it's just a matter of waiting for the land titles to be issued. The recent rain might see titles delayed by a few weeks (was due any day now!) so I'll just have to wait and see, but I'm getting used to waiting Not long now Thanks for following my journey so far! Final engineering was pretty close to cost expectation with a $500 variation required, but that's OK! Woo! So the house is ready to roll. Also, yesterday I received notification that the land has registered! I now have a 4m strip of turf across the front and rear of my block! Woo! I have a yard! (of sorts). They do this to pretty up the estate when land registers. Pity the grass will get all torn up when the builders move in I'm trying to bring settlement forward from the default 2 weeks so I can get that out of the way, and other than that, I'm simply waiting on final council approval! Our land settled at WL nearly a year ago (26 Nov to be exact) and we have just now nearly finished everything. Our gardens have finally been done by P++t, just waiting on them to be turfed which is apparently happening tomorrow. It’s taken ages with this wet weather. P++t have done such a lovely job with our gardens!! We love it and they gave us so many plants too!! We are really happy!! Good luck with everything!! It helps to know what you like and where you want your gardens positioned before they come and organise it for you. We had a rough idea in our minds to start with. Also we gave them addresses of houses in the estate and what plants we liked from those houses. They then did us a list and we googled the plants/flowers (they put the actual plant specie name on the list so we had no idea what they were!). So just a few tips for you to make it easier to get exactly what you want! Otherwise if you don't specify, I think they just give you random plants. You may not like our gardens as we went very traditional -plants that DH will cut into hedges when they grow, gardenias, agapanthas, I even got two topiary type trees too - so lots of maintenance for DH!! With the land registering last week, I've been waiting on a response from my solicitors about bringing forward the settlement date (just to get things moving!), and today I received notification that my solicitors had negotiated a new settlement date with the bank and the estate - and that date is Friday 12th November (Tomorrow!) Yay! So as of this weekend, I'll officially own my patch of dirt! I'm planning on taking a deck chair out there on Saturday and just sitting on my block. My block. In other news, I'm waiting on final approval from council for the building - so that shouldn't be far away either! And a good mate of mine (who is a structural engineer) has had a look at my foundation engineering and has actually suggested some minor (but important) changes to bring the slab into compliance with a new code which is being brought into place shortly. So I'm hoping my builders take that on board - he's an expert in the field and knows his stuff. So things progress! Tomorrow I will be a land owner (and in much debt!).
