Is it common to use the builder for all internal fit out such as kitchen, robes, bathrooms etc or do people leave this to a third party? If so, how does this process work? I like the idea of a one-stop-shop but I'm concerned that it narrows my options and is not commercially competitive.

I think if you want a house built to "lock up" stage you would have to go to a small independent builder. The big project builder's usually do the full kit out - depends on your bank and what it requires for a mortgage as well.
