Hi All!
After three months of stalking the forum, i thought it was about time i made my own building thread !
Well my hubby and i are building with a company called "Kerdels" in a suburb called "Darch" (NOR Perth). This is actually our second build, we built our first house in "Clarkson".
Its pretty much a waiting game for us at the moment! Our builder said our plans would be submitted to the council by the end of this week and we will possibly have a 4 week wait for approval, but there is a slim chance it could happen quicker *fingers crossed!*'
I will post my plans and selections in the next couple of days !

Welcome to the forum. Good luck with your build, I hope it goes smoothly for you, and your council approval comes through quickly. We had our land settlement on the same day as yours. I look forward to seeing your plans. Your dogs are cute.

well we have had our first problem !! it turns out we have a "70cm" drop from the corner of the block to the boundary of our neighbours block, so now we have to pay extra $$$ for a retaining wall they suggested twin-side panel and post as it is alot cheaper than limestone, has anyone used this before??? They said if we used limestone it would be REALLY expensive and our footings would have to be double the original size,

So here are our plans! quite simple, but it has everything we want!
We did a few little changes, added a media room, made the kitchen bigger, extended the garage and alfresco and made our room a touch bigger, i really really love the open plan living style we have and cant wait to be in it!

Fantastic floor plan!! (Very similar to ours with the big open living areas! Love it! )
Our block has a 1 metre fall to the back and a drop down from our neighbours land to ours. So we will have to put up a retaining wall also. Not too sure what type we will get yet either (I guess it depends on the budget at the end of the day!) Stone will be more expensive but I guess it is more durable and will last longer (and it looks good too IMO). Sorry I can't be more helpful!

It's such a pain and we where only told yesterday and the plans are due into council on monday, but i guess its one of those little suprises that pop up during building! I would prefer limestone but apparently if we had it we would not have much space along the side access, and where our little nook for our tv unit is, we wouldnt be able to fit a wheel barrow through the gap...so i guess panel and post it it!

ok so now to share my colour selections!
For our roof we are having Monier Prime "Horizon" in Mocha Choc [ img ]
Our bricks will be Midland Brick "Provincial Avignon" [ img ]
Our Garage Door and Fascia will be colourbond Jasper , our drain pipes will be colourbond "classic cream" [ img ][ img ]
Our Kitchen Cabinets will now be laminex caraway! i have changed my mind sooo many times but its been over a week now and im happy with this colour still
Our Kitchen Benchtop will be Laminex "Catalana Marble" with the Diamond Gloss Finish [ img ]
Our Ensuite/Bathroom/Laundry Cabinets will be Laminex Flint [ img ]
Our Ensuite/Bathroom/Laundry Benchtops will be Laminex New Graphite [ img ]
Ill post some piccies up of our tiles when i have a chance too
We havent picked out internal paint colours or our flooring as yet but keep posted!

Good point! Didn't really think about the amount of space limestone would take up! Yep, makes alot more sense to use the panel and post. Something I'll have to keep in mind when we do our retaining wall!! Also really like your colours- I especially love the look of the horizon roof tiles! Very nice

I went on a drive with my hubby so i could see what they look like and i actually dont mind them, but it doesnt really matter because when our fences are up it will be the neighbours who see it not us

Thanks i am still really worried about my kitchen colours, so much so i might have to change them again, this will be my 5th time! luckily they dont charge for changes in laminex!

soo we are patiently waiting for a quote for the panel and post retaining wall, our plans cant be submitted to council until we both come to an agreement with who is doing it , they where meant to be submitted last friday!

Well i received a call today from Kerdels and our pre-start is booked in for August 17th YAY!
I think im pretty much ready to go , except for my kitchen cabinets, im pretty sure i will be changing them to laminex "caraway" [ img ]
the upgrades we are wanting are- "vogue" brick pavers Diamond Gloss Benchtop Porcelain Tiles to the bathroom Roof Tiles instead of colourbond Upgrade to the newington "millenium slumped" front door
We have already upgraded a lot of items which had been added to our pre-lim total which are-
Semi-reeced bathroom basins Overhead cabinets in the Kitchen A watertap for a ice maker fridge Upgraded our oven and cooktop Extended the kitchen a wee bit Added benchtops and cabinets to the laundry Frameless shower doors to both showers Floor tiles to the laundry A extra long bath, so my hubby can fit in Cross over paving
i think that is most of it! all the electrical is being done by my hubby (his a sparky) and data points my dad is doing (works in telecomunnications)
i cant wait to get it all started !!

waiting waiting waiting! our plans where meant to be in council over a week and a half ago. They are awaiting the soil test results...which was actually done agggggess ago but there was a big communication mess up! grrr but on the bright side the retaining wall we needed doesnt have to be done straight away we can do it when we move in
