After spending a LONG time reading about other peoples builds (and getting lots of good tips and inspiration), I’ve decided to start my own thread (for anyone who’s interested in reading!!).

At the start of this year my husband and I decided that we wanted to build a new house. We bought a block of land and after visiting lots of display homes we decided to build with Henley- the Monaco Q1. So we’ve sold our old house and are currently renting around the corner from our block (so we can have our regular visits!).


Here are our house plans after some modifications.

Now one of the things that I REALLY wanted in my new house was a big WIR. And of course, somehow we’ve managed to choose the only Henley house with a small WIR!! (which was made even smaller when we flipped the front of the house to suit our block better). Oh well (we loved everything else so I guess it’s a small compromise!) We have deleted the WIR fittings so that we can maximise the space afterwards with fitted drawers/shelves etc

(The photo above shows laminex- espresso ligna which was our original choice but we've changed this to licorice linea- shown below- they are very similar!)

Timber stacker doors and timber windows to be stained – Merbau



We plan on laying Spotted gum timber floors (after handover) to our entry, kitchen, meals, and family area and carpeting the rest.

Our site was scraped 3 weeks ago now (2nd July) and the timber was delivered for the frames yesterday! Can’t wait to go down today to see if they’ve started any frame work!!!

Congrats on starting a thread. You've got a nice looking slab there. Hopefully they don't waste too much time before they start the frame. I love your colour selections, very nice.

Thanks Carlswil! Just got a call from DH. The SS rang him to say that they've started the frame work! YAY! Will have to take the dogs for a walk down there later today! :D

Also had a look at your thread... love the size of bed 3 (good decision!). Plenty of living space too! Very nice :D Hopefully you won't have to wait too long before they start.

Very informative first post. Its a really good plan with no wasted space. Its a pity about the WIR but as you said small sacrifice.

I like the splashback, for what it is worth. Dont think it is too dark.

if the family rm is north facing,? it will be fine.

Thanks Boiselfish. One of the things that I really enjoy about this forum is being able to look at other peoples floorplans/colour selections/photos and getting inspiration from them (this was especially helpful when I was trying to choose my house colours). So I thought that I would share mine too!!

Thanks Kiwi! I found lots of inspiration on this forum for my colours (especially love the "show me your kitchen" thread!) But DH wants me to stop looking at other peoples photos now coz he's sick of me asking him if we've made the right choices!! :::

Also our family room faces north/west so it should get lots of sun!

Took the dogs for a walk down to the house yesterday arvo- they've started the frame work!
We had a good time walking through the house and getting a feel for where everything will be!
SS told us that it should take them about a week to finish the frame.

Thanks Rowena! I'm really happy with the external colours! I just hope the merbau stain for the front door matches the garage door ::praying:: (it did in the sample at colour selections!) Another one of those colour decisions that we'll just have to wait and see! (much like our glass splashback in the kitchen)

Went for a drive past the house yesterday and we had half a roof!! :D :D
The builders were out there again today when we went for a walk in the afternoon. They had almost finished the other half of the roof trusses. They told us they had planned to have it finished today but the architect had gotten part of the drawings wrong :shock: so they'll need to come back to finish the roof once it's sorted (the part above our master bedroom).

Had another walk through the house once the builders had left (shhhh :sh: )- it's very exciting to see the house take shape!!

After waiting for what feels like an eternity- it is nice to finally see the house take shape!!
Went past the house again this afternoon (I can't stay away!) The rest of the roof was up- so the error in the drawings musn't have been too big an issue (thank goodness)!

After spying these gorgeous bar stools on other peoples threads...I couldn't resist them!!!

They are from OZ Plaza on ebay (there is a thread dedicated to them viewtopic.php?f=36&t=33777&hilit=ozplaza)

I bought 4 of them in white for about $250 (that includes postage).

I'm not too sure that the white seats and my 12 month old will mix very well though ::hyst::

great floor plan ! i especially like how your walk-in robe is along side your ensuite, looks like your building process is certainly coming along! i find it interesting how different states build houses, in perth they dont use timber frames, just bricks, except for the roof frame of course :)

Thanks Jaye_Jol! It's funny, I was just showing my husband your floorplan and saying how much I like your walk in robes!!
Yeah, I noticed that Perth houses are built differently to Melb (after seeing some photos on someone elses thread!!) It's interesting seeing it done a different way :)

Oh wow, they are certainly not mucking around with your build. It is looking great. How exciting! I can't wait until we reach the frame stage ... we have been in the planning process for more than 12 months now!! Your colour selections are great too.

Looking forward to watching your house grow :)

PS.... those stools are awesome!! We don't have a breakfast bar so don't need stools BUT I might need to look at getting some for the mancave ::lol::
