But it has been over 6 weeks and I only managed to get 2 sessions with them. After the first brief, it too 3 weeks for a design to come back and it was shocking.. as if we did not even brief them. So i decided to draw it myself and give it to them.. it took 3 weeks to get me an exact copy of what I submitted, but of course the designer nicely fitted in the bathrooms, storage room etc.. however, when i was doing some background reading, i realised the plans i got back didn't even take care of the orientation to be northerly for some of the living areas, like Formal lounge, Study. In summary, I sensed little input, and a quick job.. so I am considering changing to someone else, like an architect or a draftsman. a friend got his done for $2500 . I know it all depends on level of work required etc.. I have re-typed the conditions of agreement with the broker as they appear on the document. From my understanding , there is no obligation (ie fees) if I withdraw at this stage because I meet all the criteria he set out in the agreement. point 5 stipulates payment only if client breaks the 'above' conditions. Please have a read and tell me what you think, as I am trying to weigh out if it is worth to give them another chance or just go somewhere else. The $2000 in clause 5 makes a difference, but I know, for the overall scheme of things, the house is a huge investment, so $2000 lost for a better start and a better design may be worth it. Patiently awaiting your views of the case. here it is conditions: 1- You must be the owner of the site 2- You must be looking at building within 6 months of signing this agreement 3-XXXXX allows and encouargs clients to to obtain their own quotes through other builders however xxxxx must be given the opportunity to match price through one of their preferred builders 4- Copy right of the plans and other documents prepared will remain with xxxx and the client/s will have no right, entitlement or license to use the plans and other documents unless it is persuant to building contract sought through xxxx's services 5- The client agress to pay $2000 for failing to comply with any of the conditions above. There are a number of people on this site who are really awesome designers and have incredible eye for detail. If you're willing to share your plans with us, perhaps you could post your drawings up here (as in, the ones that you supplied to your broker, not the ones returned to you by them). I'm sure that the people on this site would be able to band together enough to give you a really good plan to take to a drafty and save you a LOT of money. There's a thread on here for custom designs, and that would be an excellent place to start with getting your plans right. The guy who started that thread can also draw up your plans and give you 3D visuals good enough to take to any builder to have them price it up, and his rates are much cheaper than what you mention above. (disclaimer - no relation, never met him, I stand to gain nothing from that - I'm just a fan of his work, having seen what he has done for another member on this site!!) As for the plans they have drawn, I don't really want to reuse them anywhere else. But I was browsing I saw the thread you are talking about, and he actually started it. I am excited about putting our brief on here so that we got people's views on things . It is the minor details that makes all the difference.
