Hey Echo

Welcome. I'm fairly new at at this too - but there is a wealth of information on here and some very friendly folk.

What company are you building with? Was there land released in Rivervale, or did you buy a battleaxe and demo?

Best way to post photos is through photobucket.com or another third party site. You upload and store your photos on there and then they provide you the direct links for each photo which you can copy and paste into your post. That's the way I've found that works - but some experts in this might have some further tips for you.

Look forward to following your progress.

Cheers

jbarry

Got the Alfresco Designed ( To fit in the C shaped design as below - Feature Coutyard )

Well something along these lines. Being a rear block we thought it best to concentrate on the alfresco rather than the drive and front yard.

I really like your floorplan, Echo. And that's the coolest looking slab I think I've ever seen! It seems like such a randomly shaped slab in the photos but makes sense when you see the plans. I LOVE your alfresco area too :D

Great plan! :D I love all the storage, and the turnaround is a brilliant idea. A lot of thought has gone into that floorplan....

Many thanx to all.

Waiting Waiting Waiting for some bricks and frames and brickies

Has taken a while

We even had pre approval ( which we did ourselves thru council for $50 to make sure we could put the house we wanted on the block before we signed with builder ) 4 monts prior to prestart. Council were clever enough to send approval docs to the property where we wanted to build after they confirmed the demolition of the existing house was to their satisfation. There being no mailbox at that address seemed to elude them. Given that preaaproval already existed there shouldnt have been a problem with any scheduling.

Get this, We have signed 7 revisions of our addendum to date, and this is not counting the 14 variations offered ( 10 of which we went for )

Im not at liberty to say which builder at this time, but do your research if not locked in yet.

Anyone else with any delays they should be expected. I have a few freinds building at the moment and SS's are now required to have a maximum of 21 sites only. There building lul has finished. FHOG has really picked up the pace for building. Sorry to be the bearer of bad news, be thankfull you have a plan in motion. Builders will be busy for the next 18 months at the least while we take advantage of the country's lack of housing.

These are great times we are living.

Wishing all a prosperous future

Christ Im still on my first page and Im ranting. Very addictive this stuff.

Anyone goin for the ducted vacuum package now available, I want one of them ,perhaps in the next house

Rant away Echo :P

Yup. The FHOG certainly did flood the place!! I know that plenty of the smaller sized blocks here in Dalyellup were snapped up quite quickly by the first home buyers looking to build while the grant was still available. And of course they're all getting built/in the process of getting built etc now so it just all adds up.

Have your builders given you a time frame for your build?

Jodie,
Is scheduled for Monday week to begin bricking

Will wait and see. Busy preping the place we are in now for sale april/may next year.
The slab down Friday October 2nd and still no bricks is a tad depressing, however they have put in soakwells ( 2 x massive concrete ones that we could not have installed ( especially the rear one ) without hiring a crane, plus all the pipes running into the soakwells that will match the downpies at a later date, should save us some time when we start finishing the outside of the house.

Not sure how to handle the paving for the driveway yet. Is 120 sqm and nearly 35 meters long to the rear block, builder has thrown in the turning circle etc . Maybe get the same people to do the crossover as well.
Plenty of time to think of a solution.

MMMMmmmmmm Solid Karri Floorboards , a fridge that dipenses ice, decked alfresco and my spa. Dreamin'

Echo, the floor plan is really nice. I liked the idea of courtyard entrance from family and master suite.

Bricks delivered, Assuming they are the internals cos they are not what I ordered.

And Frames I think?

[ img ]

And builder says external bricks to be delivered when they make some more of em cos they have run out
ETA 3 weeks.

Kinda takes the enthusiasm out things.
