Browse Forums Building A New House Re: Who is building with Beechwood 14261Jan 24, 2017 7:52 pm Hi, For issues such as paint and touch ups they would organise for this to be fixed up. For things like Chipped stone benchtops they were going to get the company who installed them to come out and review it and provide recommendations. The window gaps are to be sealed with sealant of some sort. Has anyone else had these defects? if so how were they treated? I ended up picking up quite a few smaller issues which are to be fixed such as paintwork, cupboard handles having paint splashes. I also picked up on some more concerning issues such as chips in my kitchen stone benchtop, gaps between windows and wall frames. Has anyone else experienced these issues prior to hand over and how were they handled? Ive taken some photos so i thought i would share. Seems in many cases the chip is repaired - apparently this is quite easy with Caesarstone and it comes up quite good. Not sure about the windows. How did the inspection go otherwise? Any tips? Between the wall and the window / sliding door there is a gap maybe 3 to 6mm Inside or outside?? We had a gap between the window and brickwork on 2 windows and above sliding door. Ours were external. They put a guard in matching the windows / doors and unless you knew to look for it you'd never know the difference. Tender has, that the garage should be wider by 500mm. We wanted 6000 x 6000 Standard is 5950 x 5500 It's only been made 30mm wider. 5980 x 5500 Price for this is $1700. Can they add the width or are we going to just have to go with the standard size garage? We haven't gone through council yet. Had a few issues mid week and beechwood concrete supervisor has managed to sort them out. He even turned up on Australia Day to look at the problems and get the concrete crew to fix before they went any further. Had to re do a section of drop edge beams as it wasn't right. Sounds like they pouring the split level in 2 pours. Will be glad to get past the concrete stage it's been very painful thankfully the supervisor has been on top of the problems. Re: Who is building with Beechwood 14274Jan 28, 2017 2:33 pm Hi All, As part of my Mortgage Brokers approval requirements i was told i needed to perform a hand over inspection by a qualified builder who is a member of the Master Builders Association. I have just received my hand over report from the inspector and am a little frustrated at the defects which have been noted. I thought i would share them and seek advise on how to proceed to get these issues rectified and offer as a guide for things to check for those who are about to go through hand over / have recently handed over. 1. Mortar beds are defective where there is holes or joins appear unfinished,this is the case in several areas,remedial works are required to fill rectify checking all areas of exterior brickwork. Internal Doors / wet area doors are not sealed top and bottom to prevent delamination and swelling. (I believe others may have experienced Delamination as per previous posts). Tiling should be reviewed and obvious steps,poor finish and misalignments rectified (I also noticed that some tiles are not level and have a stepping which isnt great when walking around bare footed.) Electricals in the roof space should be reviewed for compliance by the Electrician where crossing joists and resting on plasterboard unprotected. The inspector that i hired for this report was amazing, ontime, equiped with the right tools and reasonable price. He emailed through the report and then called me for a 30 minute discussion to go over any points i was unsure of, which was helpful seeing as im not in construction. I would definitely recommend him to others for his attention to detail and professionalism. I hope BW take my concerns seriously but time will tell i guess. Re: Who is building with Beechwood 14277Jan 28, 2017 5:29 pm Balks I am not much help but when we build with Beechwood in 2010 they took several months to come back to fix the problems and did a pretty average job anyway. It was easier to fix the problems ourselves. I would bring up the big issues now. Esp the window and electrical. Yes they can remove a single tile and replace it with no damage to surrounding tiles. The more you do before handover the better in my opinion. All the best. Also, is Beechwood getting their stone benchtop from Ceasarstone? Did you guys visit Beaumont to see the sample stone or you picked during your colour selection?
