Browse Forums Building A New House 1 Apr 17, 2010 1:28 pm I am fitting out a warehouse shell with a 2 level apartment and mezzanine. The floors are concrete and walls concrete block. These will be polished and painted. A very tight budget and creative use of materials will be employed, but I was wondering if anyone might have an idea of what a fit out of approx 40 squares might be likely to cost. The steel beams will be the most expensive single item, but necessary to span the 7 metre width. So I'm looking at plumbing, electricity and framing costs for a 2 bedroom apartment basically. Re: Fitting out a warehouse 4Apr 17, 2010 3:57 pm Well, the 2 levels are 7 x 7 metres each and the mezzanine is 7 x 4 metres. I thought a square was about 3 square metres. ?? Maybe I miscalculated... Maybe I should say its approx 126 square metres of built area. I do have plans and it is exciting. I'm really trying to keep the materials as cheap as possible - ply flooring, painted surfaces, polished concrete etc. Unfortunately it will lose some of the warehouse feel because of the internal walls but it's still fun. I'm currently going through the planning process/ nightmare and at the same time finding out about and sourcing inexpensive and interesting finishes. Think I'll be an owner builder after having renovated a couple of houses and sort of got the process involved in order. That's still under consideration though. Time is running out and I want it built pretty quickly as well. Hope I'm not being too unrealistic. The more sums I do the more confident I'm becoming though. The savings I can make by managing the project myself appear to be considerable but I will have to put lots of time into it. It won't be an architectural statement, but will be interesting. Considering the size of the property it feels spacious, will be full of light, and will be flexible. At this point I'm not stressed, but let's see how it goes once we start, and have a few delays....inevitable apparently. The planning permit stage has already been one.
