Anyone building at George's Fair, Moorebank?

Could the step be some sort of flood mitigation measure from council perhaps. Just to cover their butt??

Hi, could someone please explain this dropped edge beam/step down stuff?

I'm a bit worried as it sounds like this could affect our land too. Our lot is relatively flat with a deviation of about 40cm from memory. I know that dropped edge beams has been included in our tender. Do I need to look into this "step down"?

From my understanding, drop edge beam is a requirement from the council. The step down though is a bit of a mystery until they perform the site survey. Some builders already include it in the tender even though they haven't performed the site survey and some exclude it. From what the others have been saying, it's probably better to be safe and make sure you include it in your budget.

DIY why pay several hundred bucks when you can work out you garden and visit a nursery to choose plants

A Drop edge beam is where the land falls and needs to be retained. It is much like a retaining wall built into your slab. Your land like ours could look relatively flat but may still require one. Ours is about 300mm high. Its on the opposite side to the garage along the whole side from front to back. Had it been on that side, our step down to the garage would have been about 300mm also. But instead our step is only the standard 70mm high. No garage is the same level as the house. Always at least one step down.

You really wont know for certain if you will require one, how high and the cost until the land is surveyed by your builder.

Our D.E.B. cost approx. $3000. The higher it is, the more it costs.

Our dropped edge beams cost $8500 and the 772mm step down was $12K (but it is for a triple garage)

Yeah but the step down to the garage shouldn't have anything to do with being a triple car garage. Triple or double, it still required a 772mm step down.

See you are lucky that you have a bigger garage as that many steps would take up a bit of room I would imagine.

Because of the step down we required larger piers, more bricks and additional garage door panels. The additional garage does affect the cost as we have more of each.

Going from 514m to 772m stepdown cost us an additional $8K.. ::hyst::

but it pays to shop around :sh:

Should be no longer than a week. Ours took about that, even though it was about a year ago. Shouldn't be any different now surely. 3 weeks is a bit much. I'd be asking questions.
