you can try to have this incorporated into your contract but i am not sure if carlisle homes would treat this as another 'upgrade'. i would let carlisle homes do what they normally do but make sure that you get an independent inspector to do a frame or pre-plaster inspection and then have them fixed up the issue.

Nah, we have had a few issues, mainly cosmetic. We are just not saying anything until we see if they rectify the issues. For example, a couple of walls are not flush with plaster and one has a bulged area where the stud is not flush. We raised it with the SS and he has added to his todo list (plaster was redone today as far as I know while plasterers were finishing shed!). I just don't see the point in speaking about the minor stuff. If there were major concerns I'd be voicing them but our SS has been really good and from day 1 said if we see anything we want checked, let him know.
As our builder we wanted to use (who is doing the inspections, sadly his houses start at about 750k lol)said, if you have a good ss then you will get a good house. To date, I have to agree.
Just looking forward to visiting tomorrow afternoon!!

I can really only see it not being used in sandy instances, to me it is a sign of the concreter not knowing, the question has to be asked though, how on earth did it pass inspection?

congrats CBPH. Carlisle homes sure work fast.
Contract signed on 29/02 and got confirmation from bank for full approval this week. Need to sign the final docs soon and then wait for Carlisle homes to start.
Hopefully site start can be either next week or late March.
is there anything else i need to do before site start?

Although, the CCTV setup I will be installing...I pity anyone wanting to attempt to break in :p

You just sit back and enjoy the ride now If you need to mow your block I would do that also.
Will have an updated blog post tonight after I visit this arvo. Found out that garage is all finished now, electrical fixing all complete, tiling all complete, heating/cooling all complete (except air con unit)...and was told a few extra things done which we can enjoy when I arrive tonight lol.
Will be nice to move...so much new furniture stock piled in our current house lol.

I'll leave the blog to my partner. shes more creative so she can make it look all pretty and stuff lol. Im thinking of CCTV too once building finishes, but i have no idea in this field. Got any pointers or website i can look into?

Umm not really, we are using a pc based sensor setup, will explain more when I have a bit of time
A couple of pics from our visit. Have found a few issues which I will highlight with the SS nothing too major (except for some reason the niche in the ensuite is the wrong size, not going to bother correcting it though, our fault for missing where the pasterer did it wrong) though which is good. Electrical is 3/4 done, just lights to go in now. Loving how it is all coming together.

Hi All, Just wondering if anyone has built a home from the essential series? We are considering one of the designs (double storey) but notice that the 1st floor is of rendered foam (lightweight). Not sure if it'll get too hot during summer and cold in winter. Also, wondering what the overall quality is like on the essential series homes.

Yeah its possible we could be in before easter. Our SS had had the few cosmetic issues rectified already which is great our inspector goes through next thursday.
Fencing is covered by developer, landscaping we are meeting the designers tomorrow arvo, concreting my brother is doing, decking etc I am doing, security doors sorted, all new white goods and currently selling our near new old stuff lol. New lounge suites, dinining suite etc all waiting at shop for pickup and also have all curtains paid for. So yeah coming along. Only thing that isn't finalised is our pool as we need a settlement date for the pool guy to organise permits.
Really looking forward to getting in, in love with how the place is looking, my wife has done a brilliant job with colours!

For us pci in mid April. Handover most likely early may. Security screens and fencing sorted. Windows coverings in the middle of organizing. Driveway landscaping n paving.. We have an agreement in principle but haven't signed or paid anything yet... Been looking at furnitures n white goods for the last 2 weeks and again nothing decided yet. We will take it slow with furnitures n those electronic stuff. Don't mind waiting till boxing day for certain pieces like guest room furnitures n rumpus lounge suite etc. still a lot of little things to arrange like lightings, surround systems, study fitout, feature partition wall, WIR fitout etc etc. even though handover is not far away, I still can't seem to see the light at the end of tunnel yet. Lol.

not building an essential series house here, but that's a question we raised for a t-range double-storey house where the first floor is also of rendered foam... we we're told that "foam is far above and beyond any other building product in relation to its thermal properties making it a very effective tool in reaching the required 6 star energy rating for all homes"... and they shared the R value of 100mm Foam compared with other materials like brick veneer and weatherboard.. i suggest you further confirm this with the builder for the specific house and facade you are considering. hth.
