After settlement and prior to construction starting, we were just paying the River Management Fee and our Council rates. The water gets connected to the meter to start construction so not looking forward to the first water bill at the rate the brickies are playing with that hose!!!! My land valuation came $10K lesser bcos of the wish card rebate & the landscaping rebate. I dont want another lower valuation with the build. I was told the valuers are struggling to find comparable data. The land sells as quickly as it is listed and there are plenty of house and land packages selling just as quick. There are a stack of those white construction houses about and they seem to be all sold within the early stages of construction as well. Thats very strange because I'm with CBA too and they valued my land $10k lesser due to those rebates. M at the sales office also mentioned to me that a few others have been affected by the same problem. These Banks have no consistency whatsoever!! Nothing major but it still takes time to fix those minor issues as the builders are too busy now. Wisdom has advised that they'll be forwarding the plans to DA today. Hopefully I dont have to wait more than the normal. Could some one advise as to how long does it normally takes with the Blacktown council for DA? & the time it takes to commence construction after the DA approval? Cheers. On a different topic about Ponds... In the last couple of days I have been looking around for Internet & Foxtel, however Ponds doesnt seem to appear in their Foxtel's & Telstra's Radar. Are we going to move in to a suburb with no fast internet connection? the thought scares me There is a telephone exchange in quakers hill & one in Stanhope, which means the ADSL or ADSL2+ connections from these exchanges will be terribly slow due to the distance. Cable internet is way too expensive and I cant get them according to Telstra's website. I hope that'll be the same case for Foxtel? does anyone have any knowledge on this matter? All of our neighbours have dishes, so I'm guessing it's satellite Foxtel and ADSL for us Pondsies I don't think I will be able to cope with going from cable internet back to ADSL!!! May be we should send a letter to Landcom/Australand for setting up a Telephone exchange for the suburb, that will atleast speed the ADSL line. ADSL2+ is comparable to Cable speeds should your house be closer to an exchange (1-2 kms). We can only hope things will improve.... The way I checked was by using the phone numbers of all the display houses. Most came up with adsl2 on the telstra site. Definitely no cable though. Over the weekend, I spoke with M at the sales centre about the issue and she advised that they are waiting for Telstra to connect the suburb with cable links as Landcom has already done its part of the work. Telstra will only do their part of the work once there are enough dwellings in the suburb to justify their costs. Until then slow internet & no foxtel . The frames can withstand a bit of wet weather to my knowledge - ours had a week or two of rain when we were at a similar stage. I think it is really only a problem if they are left for months on end...a couple of weeks shouldnt be an issue. In regards to the frame inspection - that is completely up to you. We did it with ours just for our peace of mind - not much to report on either, one or two little things that we had not noticed but they had them rectified pretty quickly. You wont need to worry about booking it just yet as the inspection is not done until after all the brickwork and roofing is completed and they are just about to start the internal work. We (like many others here) used an independant building inspector for our inspection and we will be getting Howard back to do our completion inspection as well. Cost is about $500 per inspection. Looking forward to seeing some pictures of your progress. BUILDING A WISDOM INSPIRATION 29 @ PONDS- Frames are up but. 36Feb 06, 2010 8:24 pm Its been a long time since I updated you all. After pushing Wisd0m to complete the slab before Xmas in order to be eligible for FHOG, we had to wait until last week for the work to re commence. This week the frames are all up, however worried with the current amount of rain in Sydney. Does anyone have an idea as to what will happen to the wooden frames with all this rain? Also on another note, is it a good idea to have a frame inspection done? or how much does it cost to employ a building inspector to check the quality of work done (like paint coatings, plumbing etc).
