I am pretty amazed with how much Provincial did to get the issues sorted out over the last week. There are still a few little touch ups to do here and there, but nothing I think of as major. Overall this time around am really happy. It's not unexpected to have problems during any build, but Provincial has been great with dealing with issues and not making excuses. I'll pop up a detailed blog post during the week The daunting task of getting landscaping sorted out is starting to dwell in the back of my head. There doesn't seem to be any guides out there on if you are supposed to raise land levels or not, but I'll have to contact a few landscape guys to find out and get some quotes. I'm hoping to get handover set up for sometime next week, pending the banks requirements. Just read your blog and saw the pictures. First, congrats Kavehman your journey is about to end !!!!. Having said that, it does makes all the "in journey" people more nervous and apprehensive. I hope ours end with not too many hiccups. Going through the build process for last 5 months, I can see Site Supervisor's role and if one is not proficient then things can go belly up pretty frequently. Touchwood, our SS is pretty good and hopefully should not have any dramas. One more thing, Kavehman in the bathroom light fittings, did you opted for LED based central light with fan/heating or the normal halogen based ?. I have been told that LED based is an option and just wondering if any one has opted for that. The bricking is finished (almost) for me. Next step is the facia / gutter / brick cleaning .... Any specific things in any of these ?? Looking at the timeline, I think another 3 weeks before the roof gets laid. Interestingly, I read on this blog of "reverse building" process where the roof tiles are laid just after the framing and all the windows/doors are sealed and some internal things are done before putting the bricks. Re: Provincial Homes 307Jun 23, 2015 12:19 pm Hi ProgD, we didn't have any option of an LED light in bathrooms so I can't comment there. The downlights they used on our build I can see are LED ones, but they only cost the electrician about $13 each (found a web site that sells them) so I think if they could find the CFL's they would have been more expensive. With bricking and facia, just look for scratches, missed joints and I guess anything that looks like it impacts structurally. No problem gandn, Yes I had my fair share of problems, and I guess the key thing is that Provincial always came to the table and fixed the larger issues when I raised them. There was never any yelling or arguing involved in my discussions, they were factual conversations where I just wanted a resolution in line with the code. I actually haven't got anything bad to say about any of the staff members at Provincial (with the exception of my now defunct site supervisor who lost the plot !!!). It’s natural and expected to have problems I would say, but looking back I wish I hadn’t trusted my site supervisor so much. He was friendly but that doesn't get the job done. There are a few things I wanted an inspector to check like making sure the insulation in the roof was done properly, and if the water had been sucked out of the electrical pipe that connects kitchen island to the wall. But the inspector I contacted wouldn't get into the roof, and wouldn't drill the corner of skirting to check for water so i didn't bother with him. I’ll be checking those two myself when I move in. The one thing I am still unhappy with is the brickwork clean, at PCI it was overcast so i couldn't really tell, but on Saturday when it was sunny you could tell the brick cleaner hadn't bothered re-cleaning near the eaves which is disappointing. I wish they would just clean it properly. If you pay a premium for dry pressed bricks you'd expect it to be cleaned per the guidelines which is low pressure or by hand. The display is dry pressed and it's spotless. Maybe i'll give it a go when I am in. Overall it’s looking like they will get everything sorted in time for handover, and the new site supervisor looking after it does seem a lot better. He is actually getting everything finished off. While watching the concerns of others quickly change and turn positive we were wondering when things were going to get moving for us and progress would be made. There is only so many times you can go to the site daily and see no progress before it starts to bring you down. Today marks three weeks since the last worker was onsite and it has been frustrating! Yesterday I spoke to the SS for the first time in the hope to get some positive news. It was great to speak and I feel more positive and reassured we are on the right path now. He gave us assurances that the frame was about to be delivered and things were about to get moving. The frame arrived onsite today , and with the steel set to be delivered tomorrow we expect to see it starting going up on Friday or early next week. Hopefully, the SS can push things though quickly after this and we can claw back some of the time lost. I feel we are starting to head back up the rollercoaster kavehman, it must feel good to be at the light at the end of the tunnel! While I think of it, it is now approaching 4 weeks waiting for our tiling quote from Di Lorenzo, does this sound normal to others? I will get some pics and update our blog this weekend. Nothing worse than sitting in limbo. We are booked in for handover next week, hopefully we have the bank cheque by then. Provincial did credit us for some of the work that was done, and came through with the rental guarantee which was good to see. I know of one other family who built with them and received it too. So they do stick by their policies. Also spoke with our new site supervisor this morning who mentioned all should be good to go by next week. Fingers crossed, it’s been a long wait Landscaping is going to be interesting to complete. On the surface it looks like I’ll need a few small retaining walls, and some drainage. Just wanted to remind folks that are building to be extremely careful around homes being built. It is a construction site at the end of the day. I spent Saturday meeting the neighbors, getting quotes for landscaping/drainage basics, and cleaning up some of the garbage left behind. I found nails, razor blades, and broken glass, brick ties, and heaps of sharps. It's not isolated to Provincial, but all the neighbors I spoke to found similar things with their builds all with different builders. Updated blog post is up on my blog if you are interested. I am finding the same at my site on the out side of fence. Lots of broken glass, nails, etc. Infact, some one has dumped a large chunk of old floor carpet inside the fence. Not sure how some one managed to do that. But I not getting too concerned at this stage, I think site will be cleared to an extent as you have mentioned, Kavehman. So far so good... brick cleaning is currently going on at my site. Will update more end of this week. More to hear from all the bloggers. Re: Provincial Homes 313Jul 10, 2015 11:26 pm Hello everyone, I think all the Sydney bloggers are getting chilled out, not seen any activity on board since last 2 weeks. I hope we have things moving along for all the "about to cross the line" fellows. Not sure what happened to Kavehman and others.... My progress is trudging along... very slow though. The top roof tiles have been done, so I am told by my supervisor. Rest of the facia, gutters, tiles, framing, down pipes are to be done and at this stage another 2 weeks before all this is completed. I will visit the site in the weekend to further gauge the situation. I had been hoping for Sept end for the handover, but by the looks of it, not too sure if this is possible. Well, can't complain too much, have to wait for completion when it happens. I have started to take quotes for flooring / driveway / landscaping / blinds / downlights and rest of the items. Would be sharing once I get them all finalized. It is going to snow around Sydney in next few days. Get all rugged up and keep posting. Goodnight. Just got the colour pack and looked at bricks for the first time, very hard given bricks look far different in the sun/shade/close up/far away. Not trusting the Austral Visualiser either. Will start looking for what bricks certain houses we like the look of are finished with. There are a few niggly things remaining which can be sorted at maintenance, but the guys have done an impressive job getting everything sorted. One thing I will say is that I am very impressed with how clean the inside of the house is. There is of course concrete dust on the floor but every surface of the house looks pretty clean. Also received a nice house warming present, update is up on my blog. Have started the process of getting quotes for everything now!!! lot's or work. I'll update as I go, and have plenty of photos. It must be a fantastic period for you kavehman, hopefully the wet and cold is not restricting your landscaping and multitude of other tasks too much. Hopefully everyone else's projects are progressing well, albeit a bit slow with some of the weather we have had! We in a very exiting stage of the project with the house taking shape with the frame almost fully completed now, we are just waiting for the windows and the finishing touches to the frame. The internal plumbing is due to start now. We are looking forward to catching up with the SS next week to go onsite. It will be great to walk though the rooms and experience the layout. We have been a little concerned with the impact all this wet weather has had on all the floorboards - we don't want any warping or expansion! The SS has said the floor will tolerate being underwater for a long period and drain holes have been drilled in the floor to help them dry, regardless the floor gets a level sand before the flooring goes down. I hope Kavehman has been busy finalizing the left over jobs after getting the keys. I started making a list of things that will be required after I GET my KEYS and before MOVE in to the house. The list has atleast 8 items that are must be done before I can move in. (it is endless, mrs is trying to complete and every time adds up a new thing..). On my build front, I think not much has happened since my last update, the scafoldings are being removed in installments (I was surprised to see some of the guys removing them today on Saturday). But I think the real action will begin after this and I am waiting for the Internals to start. That will be real fun. Having said that, got few flooring, blinds companies lined up for end of next month for measure and quote. My biggest concern is the landscaping. Trying to get some quotes but it is proving difficult. Any suggestions for a good landscaper in Sydney area, it will be nice. NikNandy, I saw your blog, the pictures are fabulous and very exciting.
