Browse Forums Building A New House Re: Provincial Homes 221Dec 15, 2014 8:08 pm Have updated my blog for bricks, lots of photos. The brickies are doing a pretty good job. I couldn't see anything catching the sun or sticking out/misaligned everything is nice and straight and well worked. The only issue I found is that they have missed some of the articulation joints. Raised it with the site supervisor this morning who will look into it, he has also mentioned that he thinks bricks will be done by the end of the week, and facia and eves as well. All this before the Christmas break. He also mentioned roof tiles will be done in early January. I'm impressed. Things are moving along very nicely. Also worth mentioning that Provincial includes fly screen rails on stacker doors, which means saving some money down the line when you do get fly screens installed. It looks like they have almost finished bricking up my home, adn i have updated my blog with a few photos. Am pretty happy with all the brickwork from the outside. Looks pretty good, just need to check about the articulation joints and if not having a few will pose any issues down the line. Roof tiles have been delivered on site, and have been told that they may be going up this week or next week. Haven't been around to have a look. Has anyone else had any movement ? So for anyone following, some trades still work during the Christmas break, I would guess anyone scheduled to work before they go on holidays comes and works. I have updated my blog with a few photos. On a serious note have found a pretty big problem with the frame, I have described it on my blog with photos. Can I ask if anyone else that built the Fairlight 28 with the study/ kids activity area had an issue with the 3 window wall (they have shutters installed in the room on the display) ? It looks like they are building this as a half wall which I thought would be as per display, but it is literally half a wall which means half the roof is hanging in the air. This is something my building inspector picked up on and it only just clicked in my head why it's like that. It's because they have deviated from the display. I'm hoping they fix it up with little drama. Re: Provincial Homes 224Jan 14, 2015 11:34 pm Hey Kavehman, lucky you!! That's looking awesome. Wish I had a good news post like yours... But I have had nothing done for... Well, like... Forever! Seem to have had to chase Provincial every step of the way so far. So after a very slow start our slab was finally poured in Nov, and I was told that same week they expected to have the frames, roof trusses and windows up before the Christmas break - Woohoo! However as December started and nothing further happened, I was told twice more they still planned on getting it done, & windows were delivered - Great! Mid December, they turned up for a couple of hours on a Sat and did the first floor frame - Excellent! Then the rest of the frames arrived all over our block.... And then the Christmas break happened Another email = another timeframe. I was told the carpenters should be back 13th or 14th Jan to complete the frames. It has just ticked over to 15th Jan and can you guess? Nothing has happened on our site. Except that everything has been sitting on our block in the dirt & rain & sun for the last 4+ weeks, and the chipboard is all warped & buckled, not sure about the rest of the materials. But I definitely do not want them to use that warped stuff. So sorry to whinge on here everyone but I'm so sick of the continual let downs. 4 months and all we have is a slab & bottom part of the frame. Am I totally unrealistic or justifiably frustrated? I can't wait til Monday to speak to the SS!! There has been plenty of action on our place since Saturday - frame & roof trusses almost complete & windows in, it's so exciting to see it all taking shape. If you look at my timeline we got our construction certificate 2 days before you but didn't get our slab til after xmas and frame beginning of March! Really hope things keep moving along for you and you get to move in a few months earlier than we did. Would love to see some pics! Re: Provincial Homes 227Jan 22, 2015 9:28 am Jahasabe, nice to hear you have frames and windows. I spoke with our SS yesterday and honestly enjoy talking to him when I get the chance. He's a great bloke. He mentioned he knows our deisgn well and will have the framer back next week to sort out the study and a few other things. Also mentioned that roof tiles went on this week, can't wait to see what it looks like. I'll really get a chance to see if our colors work as we had planned. We should get electrical rough in next week The wife and I are going back to Di lorenzo next week to change the matt tile in the main bathroom to a gloss one. We will have to pay the admin fee, but believe just letting it go and having matt tiles will just cause a headache with cleaning and scracthes down the line. We have been patiently waiting for the final document to arrive (Construction Certificate) to initiate the actual build process. Still no sign of it, even though Provinicial expects to come soon.. That is what I am being told when ever I ring them. Nothing much apart from that, except have booked times with DiLorenzo for the tiles selection. Going to happen in 2 weeks time. I have though one query with all the blog followers, need to get following quotes as my bank is asking them for the add ons to be done after the hand over. I need to take some quotes, if any one has got some business names that are good (and cheap) please provide them. 1. Carpet & Tile flooring 2. Blinds 3. Driveway 4. Fencing 5. Went past our house on Saturday and they had cleaned the bricks. It looked like it had potentially even been done Saturday morning as there were puddles of wated everywhere. I think it's starting to come along quite nicely, when they Moroka up the piers I'll be able to see what the colors will look like. Hopefully in next 2 - 3 weeks for that start. Provincial told me to wait for the phone call from the Piering company. They will call when they are ready. It also the "getting paranoid time" as the drilling will decide if any extras will be charged or not . I will go on site this weekend to take some pictures for the final time before things start getting roll...... So HAPPY and bit APPREHENSIVE too.... Definitely doesn't help watching the family move in who had piering done on the same day as us. You probably shouldn't compare builders but it's pretty natural when there building next door I'm just praying it will be a quality build by the time it's finished. That's my only wish at this stage, that and my concerns are actually addressed. It's pity I could not took any photos of the start. But I shall go today to view. I think the concrete guy is next going to do the things and I will have to be present their. Enjoy the process, it's a huge roller coaster ride of emotions watching a house being built. I'm pretty sure most of us that are building make sacrifices with living circumstances to be able to live in a new home, which makes it hard at times. You walk into it knowing there will be difficult stages, but when you go through them it's another storey. Probably even harder to do in a new estate because you see so many other people building and you naturally compare stages. That being said I was prepared to sacrifice a few months for a more solid home on a raft slab. Thankfully I was hit with the light at the end of the tunnel, and was told that we should start to see linings (I think this is gyprock) go in this coming week, which is pretty amazing. There also going to fix up a few minor things which is good news. I just hope I can get onsite next week with my site supervisor to take some photos before the plaster goes in. Should be handy to have photos of where the wiring and plumbing is just in case. Also want to check the sound insulation between the few walls i wanted has been done Re: Provincial Homes 237Feb 15, 2015 4:49 pm Well I have been left a little wowed today I wasn't originally going to go and check it out this weekend (It's a 2 hour round trip at the moment !!). Let's just say I am glad I did, they have done so much work in the past week. It just looks so complete with eaves in. I could see that in 1 week they had done the eaves, electrical rough in, installed the insulation including the sound proof stuff, fixed up the framing in the study. I'm pretty impressed to be honest, the excitement is back and I can't wait to see the progress. Some photos are up on my blog.... the only issue with gyprock will be that I won't be able to see through it so won't be able to see what's going on inside the house anymore. We also will need an exposure grade brick. We also don't mind the Latte. We will make a judgement based on how much it all adds up to. Although, we do like the idea of a dry pressed brick. I went and sat down with George today, will be getting a site inspection on Tues and tender drawn up by next weekend. Thanks for your blog/thread updates and assistance. It must be really hard seeing everyone else move along ahead of you! We aren't building in an estate but still compare to other houses we drive past in our area & how many days their trades are on site compared to ours etc. It feels very much like 2 steps forward, 1 step back sometimes! We have had brickies at our place & they seem to be doing a sensational job so far, long days on site & very neat work. Nearly all of downstairs is done, so should hopefully be moving onto upstairs soon. Happy with our brick choice - the selections are done so early you kinda forget?!?! Good luck with the rest of the process, you will be in good hands with George or any of the other sales guys at Provincial. This forum and the few blogs out there have helped learn about the journey. Overall they are a lot better than a large portion of other builders. So far I am impressed with the trades they have used. The slab guys where fantastic (very little pooling of water during heavy rain I found), the frame company they used produced a frame that was nice and straight (according to the building inspector), the brick guys from what I can see, have lined up everything perfectly. Fingers crossed the rest of the build goes well. On a side note, I have purchased additional tiles from Di Lorenzo to attempt floor to ceiling after the house is built. It's a risky ($$) gamble to take, but I'm hoping the tiler I use can make it happen. Will let you all know how it goes. The tiler would have to remove mirrors, potentially the back of the toilet, and I'd have to get cornices re-done. It's a shame I can't get a tiler in there before the shower screens and toilets are installed The Dulux colour consultants are awesome.
