Hi Everyone, Finally some good news and hopefully some piccies tonight! Today has been a day for good news..first I get to work and find an email from my broker advising that the Valuation has passed!!Yay!!!!
Next piece of good news - I email the sales consultant from Honeywood Estate at Fernvale to let him know that the val passed (I don't think he was worried but I was worrying like crazy!!) and he says that the subdivision is due for registration with 14 days...so all round excellent news and I will now start posting some pics of my floorplan, and my soon-to-be peice of dirt!
Looking forward to some expert advice re: floorplan - I have already done plenty of changes but am also open minded to new ideas!!

thanks megzy...this ones been a bit of a saga (val on last block came in $12,000.00 less than purchase price ) I am just excited that it's finally starting to work out - thought maybe someone was trying to tell me not to build... My two year old keep telling me we're gonna "builld a house, Mummy" i don't think most two year olds talk about building houses, but anyway...

Congrats BwCH09! We're having a fantastic experience with Coral so far and I'm sure you will too. We've had a change of SS recently which I was worried about for a little bit there, but I met him today and he seems great - very easy going. Our frame is complete and bricks are about to start, but I had a last minute "I don't like my kitchen" and he's helped me nut out a solution and will be getting the chippy to give me a call to get it sorted. Couldn't be easier. We also met our electrician on Friday and he was GREAT. Everything is moving along so quickly for us and everyone we've been working with have just been so nice. I'm feeling very reassured after meeting our SS today and couldn't be more happy with our choice of builder.
ALSO - on the weekend we finally caught up with some friends who moved into their Brampton 214 6 months ago and it looks LOVELY.

Hi all, finally some floor plans...the first plan is the original coral brampton 186. I have made quite a number of moderations, any comments or advice appreciated...
- kitchen removed and ugraded to a galley kitchen in a different place - bed 4 enlarged, robe removed and turned into media/rumpus room - cavity sliding doors to rumpus, from hall to laundry and probably ensuite and robe doors will be cavity aswell - added 20cm to linen to make it deeper (it was only 32cm to start with, so definitely not good enough, stole this from the entry - which was 160cm the first place so still good) - plantation facade - sliding doors to alfresco are of the OXXO variety (4 glass, 2 security) - added 1.2 lineal metres of cupboards to laundry with inbuilt tub - coffered ceiling to entry
My main aim in modifying the design was to create a more open plan, airy design with lots of natural light. i also don't like formal living and dining areas, but love the idea of multi purpose rooms - eg. the media will probably be used as a rumpus when my son is little, and, as he gets older will be used as a media room...this is not going to be a big house (theres only 2 off us ) so i wanted to add a few little extras ie coffered ceiling and cabinets in laundry to make the house a little bit spesh
by the way, the alfresco will be a "so 1993" pergola...the slab will be done by the guys that to the driveway and hopefully decked at some stage
thorney, i know if you see this you will definitely say there is "not enough storage" - i will definitely agree, but just cannot figure out to incorporate more storage into this plan...please help!
please feel free to comment or offer suggestions, am open minded and would like to finalise my changes within the next few weeks... wishful thinking probably, but anyhoo...

lol!! me saying something about storage? moi? Well seeing it is just the two of you, it probably ain't that bad...some options:
What will the other minor bedroom be used for? Study? guest room? You've got the BIR in there to utilise.
If you have just the one car, then you've got a stack of room in the garage to utilise. Buy some shelving units and away you go
Overhead cupboards in the Laundry?
I dunno how wide the area is between the Media room and kitchen bench. Perhaps putting cupboards along that wall?...Wheres your pantry btw?
I know you want a very open home, so this may not suit you, but when you walk into the home and reach at the end of the entry, you can see right through the main living areas of your home (living room to the pergola, dining, media room, kitchen, and master). There's no surprise to it, it's all there! lol...I like wondering what's behind this wall and that wall, lol...
To restrict the view but still have an open feel but that gives you a bit extra privacy, l would extend the living room wall so it ends where the entry wall is on the other side, does that make sense?
That's about all l can think of...perhaps others may be more imaginative, lol. It's a really nice plan, l like yours much better than the original.

Great plan!!.. I love your changes. Definately a BIG improvement and I agree with Thorney's suggestions, especially the one about extending the wall in the family room. It will create some privacy from the front door. -Sha

Your transformation looks really much nicer. Really wonderful for your change.
1. When you extend the living room wall to the entry, then you can create of about 30-40cm deep cupboard ( or alcove to put a sideboard facing the entry). THen a trapezium should be left on the left. THen, again, make it a cabinet/open shelf the same depth to open in the living room side.
2. Is the white square in the kitchen the fridge? Then, maybe better to shift it to the corner between media room and kitchen. Not so nice when one is cooking and others need to enter the gallery kitchen for drinks. Extend the bench space, overhead to the fridge or locate the pantry next to the fridge. Any pantry?
3. Where will the sink be located? On the bench near the dining or the opposite bench? If it is the former, maybe consider have it in the square you drew formally. If you don't want others to view the mess, maybe you can have raised bar behind the sink.
4. Personally i don't like WC without a window. maybe you can try swap the shower with the WC ( then you need some more variation to make it fit)

thanks everyone for your comments! will have to have a think about extending the living room wall, need to play with the plane some more i sort of agree about the wc with no window nott, but i love this setout in the display home and maybe i could have a fan or vent or something put in there...do you think this would be sufficient? thorney, you think like my mum! (that is a compliment - mum is a draftsperson...) she originally wanted cupboards on that wall opposite the kitchen to...mmmmmm...
i also forgot the kitchen on my plan isn't detailed - i will post a detailed piccie of the kitchen upgrade tonight, i looovvvee it!

more good news, received my formal approval today from cba! yay! they were just waiting on my statements showing the required deposit, today was payday so i sent through the statements to my broker at about 7:30 this morning and hey presto by 3 this arvo we had a formal approval! (actually, i really don't think it was hey presto, broker did mention there was a fair bit of begging involved... )
