My wife and i will hopefully be living at Aurora July-August 2010 if we get lucky with Simonds. We bought into Stage 13 so hopefully land titles as expected (Dec' 09) and Simonds starts building Jan' - Feb' 2010. We are first home buyers and got into all this with no prior knowledge at all, but throughout our journey we have learnt so much by ourselves and through friends and family, and we have not even picked our colours yet! It definitely has been overwhelming but very exciting as well, and really hope that our building experience will be a pleasant one, and even if it isn't we will learn from this. We chose our land in October 2007 and STILL haven't moved in. We settled on our land Feb 08, signed our building contract (Meletis) March 08 and here we are a few weeks away from handover. It has taken forever. Where is stage 13? I have no idea what stage we bought, except to say we're in the Sunrise Precinct. Have fun choosing your colours - it really is daunting, but my advice is to try not to go with anything that is fashionable/in vogue for a short period. When we build our last home (with Henley) the "in" thing was very bright yellow render colour - we did this and after only 2 years regretted it as styles had changed just in that period. We've tried to go pretty neutral on this build, you can always jazz things up with furnishings/garden ideas. Keep us posted how you're going. Hi Oztish, stage 13 is next to the creek, west of sunrise precinct. If you keep heading west towards the creek on Rockfield st, you will eventually come to a road block, behind that is where stages 12, 13 and 14 will be. I really hope our build wont be taking that long as we were told approx 22 weeks to build a Lumino I will be trying to contact some owners of the Lumino to find out how happy they have been as we all know the tradies at certain areas are better than others and it makes a huge diffrence to the building expereince. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 27Jul 03, 2009 9:44 pm Hi Ozep, I am building the Galleria with Zccala Homes, we initially went with JGK building the Galleria but due to financial difficulties we cancelled the building contract. When I was looking at building with JGK I went around the estate asking people who recently completed their house with JGK for their experience and tips. Most responded positively saying they are happy with the end result, only one say they had difficulty because of the amount charged for rocks, however, they are happy with the house. I recommend you ask around especially the folks on Shield St they are pretty helpful. Also if you are worry about site costs and rocks there is a house being built near the connection of Lyndarum Drive and Rockfield st, I think the house is a Blackwood, and I know they hit lots of rocks, so maybe ask the owner if you see them or ask KP if he knows how much was charged for rocks and site costs for that particular house, he is pretty good at giving information. At the moment what stage are you at? Are you close to getting a site start? We are at the beginning of the process waiting for tender. Anyway all the best and keep us updated on your progress. They were going to do their landscaping themselves but they could not handle the rocks and had to get a professional to do it. Yeah I took photos of the site with the rocks and it's amazing and it freaked me out, it was nearly half the site. When I first saw it I prayed that the owner didn't build with JGK. Then a few weeks later they put up the sign and it was a JGK house and I felt so sorry for the owner. Just hope the bill isn't big. Really fell in love with the estate especially the area we purchased in. Currently looking at a Metricon home (Hayman 25), although still undecided. Do any of you guys know much about the land (i.e. Rock) around this area? Also, has anyone managed to scope out what sort of internet they can get connected? Anyhow, extremely happy to find a few people to speak to (who may even be my neighbors). The land we purchased has already titled so we will commence building ASAP (wanting to move in April next year). Cheers! My wife and i are building the Lumino2600 at Stage 13 in Aurora with Simonds, land titling Dec' 09 if all goes well and building site start Jan' 10. We are first home buyers and we only moved to Melbourne in Mar 09', found out about Aurora in May, did our research and decided on building there last month. Didn't waste anytime did we We are leaving the signing of building contract till Sept' 09 as we were advised would give us the max FHOG and also allow site start to fall within the 6mths deadline from contract signing date. We have been contacted by our CSO and told our colour selection appt is in about a month's time. However i have also been requesting our CSO to organise a few changes so don't know how things will pan out. So hopefully land titles don't get delayed like the earlier stages and we get going as soon as possible. My wife and I have been in Aurora for around 4 months now - we built with Meletis. Oztish - our whole process took around 2 years as well so you're time frame is fine. We did mess around with our plans for ages though. Hoping your handover went well - maybe drop me a message. Overall I'm pretty disappointed with all the infrastructure of Aurora. Really hoping things get a move on in the coming year. No doubt some small shops will pop up in Lyndarum before us which will be good. Quite annoying to have to go get milk on the odd occasion which is a bit of a hike haha. Also quite annoyed Aurora does not have a turn in lane off High Street yet, is quite dangerous slowing down to turn in with traffic up your a*#e! No longer go that way and come in via Oherms Rd etc etc. Any more residents out there? This is because of some fiber issue. am not sure what is it about. I spoke to vic urban they told me they are trying to resolve this until it is difficult to start construction. There are a few houses currently being built in stage 9, maybe the problem is on our side only, hopefully they'll get it all fixed soon. Oztish how are things? Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 39Aug 12, 2009 7:11 pm We've had problems with the fibre optic phone system but they phoned me on Monday saying they've fixed the problem we had and I must say that so far it seems to have worked. I cannot fault Arise's customer service. They seem to have only a handful of staff but the good thing is every time you phone them you get the same person and they have been very helpful and efficient.

Does anyone know why there has been such a hold up at the moment? We have also been asked to pay an increase on our total price (CPI and rock allowance) Has anyone else had this issue?
