Anyone know When (during construction? or before put concrete around the house?), and Who should install it? Is it included in site cost?? If not, how much?

Hi,

We are at the stage of finalizing our loan and the bank valuation has come back and undervalued the land (15K less than the contract price) so we are now finding ourselves in a situation where in we will put all our savings for the loan and nothing will be left after construction in which we still need to do the fencing, landscape, driveway etc.

Are there other members on the same boat as we are (in terms of land valuation)?

Try another bank? But to be honest I think $15k under is a good result in a new estate in this market.

Hi, which bank did you go with? I think that's because the bank is relying on the last known settlement price (which is stage 9 of ashcroft) and not any of the sale prices in the latest 4 stages which are due to settle together.

Get your bank to ring the sales office or maybe borrow more if possible?

I am using a mortgage broker and we are going with ANZ. I asked my broker if the land valuation is final and if that is something that can be contested. He said that it is possible to contest about the valuation but the chances of getting the valuation to go at the same price as the contract price is small.

Our land will be on the Kingsbridge Release and expected to be settled next month. Hopefully there are members here that bought a land on the same release as I want to know if their land valuation is good and which bank are they with.

I'm in dakota but I have not applied for finance yet as they said settlement will probably be in may/june. I suppose I will do it late this month or early next month.

How big is your land?

I asked sales office before and they said some banks do call them to check on prices..so maybe try that? or as zerosignal said..try another bank..

I am assuming that the contract with your builder did not include provisional sums for fencing, landscaping and driveway. In this case, did you submit quotes for fencing, landscaping and driveway when you submitted your loan application? Including these may result in the valuation being higher. You might want to find out whether it's not too late to submit the quotes now.

Hello, everyone,

We have just moved in to our new home in WL estate. Still unpacking, but we'll soon be out and about in the estate park!

I am wondering if there is a local playgroup in the estate? I have an active 2 year old boy and would love to meet up with other mums with toddlers here.

I am also looking for a good daycare for him. We are yet to move him from his current daycare and sometimes, I miss the 3 min drive to/from daycare - home as opposed to 25-55 min drive each way now. But he is happy there and it is a great place with loving carers, so I am a bit wary about moving him without doing my research first.

Welcome to the neighbourhood!

I am not aware of a play group but with all the young families in the estate it makes sense.

I know our street is seeing a baby boom, with 4 kids at one year old or less within a drop punt of each other. No doubt it will this way for a while.

No idea on the local day care centres. The closest one I can think of is in Arndell.

Hello, I over bought concrete sand for my pavers and now I have 1/2 meter of sand on my drive way which I dont need.

We are gonna more in to our house in Williams Landing/Wyndham waters in end of March and now need some moving boxes.

Yes, we went to the YMCA Arndell and I might move my son there in a couple of months. I can't wait until all these unpacking stuff is done. I still have to drive to our old home/suburb nearly everyday for all sorts of things our unpacking is progressing ultra slowly.
