The builder we are going to go with builds steel-frames as a standard - and their overall house prices are brilliant in comparison to the other large builders .....

Yours is a huge home!!!

You should be paying around $42,000 for steel and around $35,000 for timber (something wrong with your timber quote for your size home methinks). Steel is roughly 15% higher... Try Stoddarts... if they can't come close, then buy from Victoria (Steel Frame Solutions)... cartage maybe $6,000.

Nope Timber pricing is right... Done all the checks on the MGP12, external & internal walls, verandah framing and posts, and roof trusses... It's all good for H2 90x35 throughout!

Steel on the other hand, 90mm framing, and 600 stud spacing... Cheapest quote has been $85k in November.... Went as far south as Newcastle for pricing, but local guys were cheapest...

There are several steel frame suppliers. www.nash.asn.au (National Association of Steel Homes) will give you a list of those in your area.

There are other advantages apart from the termite issue. With steel, all the angles will be dead straight so there is no need for tradies to spend ages making good before the finish. Also electricians and plumbers like steel frames as the pre-drilled holes mean they don't have to drill any holes themselves. Steel permits slightly bigger spans than timber as it is stronger, this lends well to modern open plan living.

For me, the main advantage of using steel is I can erect the frame myself with one other person assisting, as it is light enough for me to lift entire frames and trusses myself.

I have had quotes for a roughly 400m2 2 storey house of between $29k and $66k. The difference is because one company (the aforementioned Steel Frame Solutions) cannot make intermediate floors apparently and therefore quoted for everything except this!!! Goodness alone knows how they manage to be the sole supplier to J G King.....

Steel Frame Solutions makes commercial steel framing too. And the reason SFS does all of JG King homes is that they are a wholly owned subsidiary. I am surprised if they can't accommodate you.

I'm a chippie. I must admit I find some of the prices for steelframe work to be amazing. Its 2 years ago now since I brought all the steelframe work (walls, trusses, roof batterns and ceiling furring channels) for my house 340 squ metres under roof, delivered to site for $22,000.

Except for a couple of long wall sections i was able to handle/stand all wall frames by myself and this was the same with the trusses (11m long and up to 2.5m high) after I had assistance to place them up on the walls.

had a look at all the Sydney builders on the weekend but i don't think we found anyone interested in using steel frames. Some suggested a chemical treated pine frame but they were talking about $1500 more. How good is this... who warrants the performance...is it safe... didnt i read once where this sort of treatment was banned on decks and handrailing ? Is the whole frame treated, what about the cut ends and the infill panels that form the support (i am not sure of the name) against the wind

I don't think we will choose a builder until at least we know they will provide a steel frame/truss home for us... our previous experiences and the horror stories we have heard about the damage termites cause is too vivid in our minds.

Talinsmum we haven't found our builder yet does your Newcastle builder come down the Central Coast or Lake Mac?

LOSP treated timber is fine, I would prefer steel as it is close to the same price. If my builder would not use steel I would be happy to accept LOSP H2.

yes they do - plus they have display houses in Newcastle/Port Stephens/Maitland & Central Coast area.....

A woman at work is building her house with the same people and they are on the lake

They are a project builder but a smaller one ... we really like their floor plans!

Check out McDonald Jones Homes ..... as I said, steel frames are what they build (but will do timber frames if you ask - rather than the other way around)

Thanks for the info Fiona... just had a look at their web site ... their designs and facades look fantastic... and they mainly build steeel frames.... i will call them today for prices etc...I notice they build in Sydney and the South Coast too.. hadn't really heard of them but just reading their press releases they are quite big..... thankyou

Ed, I have found out why Steel Frame Solutions can't accommodate me, and anyone building with J G King should take note of this.

Although their frames and trusses are made of steel, their subfloors are apparently made of timber posistrut-type construction. This doesn't really help the termite issue, and there's a number of other reasons why I wouldn't be happy with this compromise.

What you say makes sense... Why don't you tell them - I have seen the steel variety not far from their HO in Ballarat. They are easy to manufature.
