Their is no dedicated thread for ownithomes . So we decided to go with ownithome with custom design . we have paid initial deposit and we are in the stage of drafting. So we end up looking properties in Narangba. Narangba is quite big suburb with mix of semi rural and metropolitan area. We have looked stockland stone Ridges but the land block are small and expensive and it is far away from north lakes. In December 2016 visiting randomly on realestate.com.au. I come across the listing someone selling acreage land for 400k. So I made the appointment and visit the land on the boundary road. We don't like the land because it quite low from the road and possible has water flow. The agent told us this is last chance to buy bigger land in Narangba because Moreton bay not approving bigger land block in Narangba. He told their is another private developer selling land on mcphail road narangba. We visited Mcphail road serenity . it was close to Christmas . we like one block of land which is 2670 sqm . we end up buying this one . in Mid of 2017 we start looking different homes and different display homes. we have visited 1- mango hill display village capestone 2- north harbour display village Burpengary East 3- Rochedale display village 4- Springfield display village 5- Ripley Display Centre 6- Pimpama display village 7- Coomera display village 8- Newport display village We have like few homes. we start engaging with few builders . Here is the list of these builders and quotation process. we have gone through. 1- we like Pizza 42 Stylemaster homes in north harbour display village. we end up getting quote . The quote was 480k. This quote not included any upgrades as it shown in the display home. I have asked the agent how much cost to build a home like this display home. He replied it will cost around 800 - 850k excluding the land. we realise quickly Stylemaster will be out of our range for what kind of home we are looking. They got nice home design but prices are very steep . 2- Speaking with Metricon Rochedale. They simply brush us off and after checking the reviews online not bother to processed further. A lot of people build with them. 3- Spoken with coral home Coomera display home . Really nice lady. Get a quote for Bhama 51 SQ around 450k exclude faced. The problem was they don't do high ceilings. So no go with them. 4- spoken with Clarendon homes Rochedale and mango hill. Got the quote but ownit home options looks better what you see in the display home what you get in your home as quality wise as well 5- spoken with plantation and couple of other builder . which don't do the custom design and not come back to me. 6- HALD.com.au (House and Land Design) Very impressive rating on productreview Contacted Mark and send them hand drawing for custom design. They told me before they give me a quote they require soil test contour report. I done soil test and contour report preferred HALD vendor . Mark comes up around 535k with turn key inclusion for 51 SQ. I ask him to give me a proper quote but he never done that . it is just ball park figure. So no go with them. very disappointed. they have wasted my $1000 dollar but still did not give me a quote. very disappointed with them. Currently I am waiting for my loan go through with bank. Once my loan get approved I will add couple of post with my experience dealing with ownit homes. One thing I like to tell you sales people always make promise but not deliver. Kurt has told me at the drafting stage he is going to put high slab but turn out they are not putting high slab as it is promise on the drafting stage. Now kurt twisting his words I told you that I can put high slab but it cost you extra now. Not Happy. Best thing for you when you go in sales meeting take a paper and pen with you. Make points what you have discuss. At the end of meeting show this to sale guy and ask him to sign. I have made point during each meeting but I did not ask the sale guy to sign it. Another import thing once your paid them initial payment for soil report and contour survey and drafting. Be sure include everything even small changes before signing the draft. After that each single change cost you money. For example we ask to change bathroom floor water waste to which one where you can put the titles on . They costing $100 each Overall not to bad experience there are few things I share on my thread once my loan got approval and I paid the deposit. Also I am looking forward to hear your experience. Banks are very tough due to royal commission and also valuation of home build is quite strict . Their was a problem with OWNIT build payment plan. It is not accordance with HIS standard contract . I have ask Shane stockwell sale manager to change it on the bank request and they are happy to change it. Only negative side of this I have to pay 5% deposit from my pocket. Yesterday I told lee what We have discuss few things with Kurt regarding integrated fridge , free standing dishwasher and LED light under overhead cupboards. She simply told me we can't have them due to few technical reasons. We told her we can leave off integrated fridge and free standing dishwasher thing but regarding LED lights must have because their is no technical reason you can't do it. She simply told me Brad the ownit owner told her we don't do it anymore through cabinet I need to talk with clipsal to have LED light as strip rather than under cabinet roller. Kurt trying his best to resolve these issue with head office and with me Hope to resolve these issue on Wednesday Meeting. Will update once I have the meeting. Been going around getting ideas for tiles etc. Yet to go to colour selection. By the way, is ownit doing surface/storm water drainage underground pipe work as a additional works whilst the excavator is on site? They told us that they don't do it. But, I've seen plans by other builders its been include...field gullies, surface storm water drainage. Honestly we have not discuss about surface/storm water drainage with ownit if it is underground or surface. We are not too much worry about either way. We renting home for couple of years and on the last property underground pipe get broken, It is costly to fix. Hopefully it don't bite us later on. We have gone to colour selection. We like some display home which is not belong to ownit we are following their colour selection and they are not ownit home standard inclusion Did not follow builder's colour and did our own thing. We are trying not to deviate from the standard, but have already done so with upgrades etc. Yikes! Doing it a little different with the kitchen and gone with colour "ceniza" smartstone for the benchtop. Only pick the things you are required or can't be change after handover or you not bother doing afterwards. In my point of view their is no reason to fight for few hundred dollars. This is most difficult part for us colour selection our variation is around 30K still few things pending like HSTP cost . Once I sign the colour selection document .
