Hi All, I am planning to build a 45sq house and I am not sure how much it costs for render of entire house. Does anyone have any idea? Is it better to have a render or leave it as brick? Thank you. |

Hi empty123, We also have a 45sq home which is fully rendered. Through our builder it cost $40,000. Recently the actual renderer came back to complete some touch ups and told me he charged the builder $25,000 so the rest is the builders mark-up. We went through one of the big volume builders. l think it is personal preference whether you prefer to have the house rendered or leave it brick - depends on the look you are going for. Good luck! |

I would suggest render to the front only and bagging/moroka to the sides and back if you want to save money. |

render through a builder should cost anywhere between $80-100 per m2 inclusive of labour. |

and offering cash is always the go i reckon. most will even split the invoice..half cash and half invoice (GST). We just got ours rendered and it was $3,800 all up . when our builder wanted $10,000 to do it under construction. |

Excuse my ignorance, but there are alot of newish houses that i see where the render has something like water stains, marks and cracks on areas close to the roof... Is this due to it being a particular type of render (bagging/moroka????) or workmanship? |

I heard someone talking of, "acrylic render" that costs a bit more but requires no maintenance, might be worth looking into? |

Bam Excuse my ignorance, but there are alot of newish houses that i see where the render has something like water stains, marks and cracks on areas close to the roof... Is this due to it being a particular type of render (bagging/moroka????) or workmanship? Hi Bam..I have noticed this to, particularly with the cheaply built, nasty townhouse developments in my area that are sold for a ridiculous amount of money Straight away you can see water stains, cracks and other nasties appearing in these fast 'knock them up' units. Some you can even see the render coming off the walls. I put it down to cheap materials and quick job by the renderer that probably is only being paid a bare minium to do the job. Other reasons...house is built on moving ground therefore cracks are inevitable. Mrs B |

Funny enough, I see it mostly in townhouses too! |
