They have said that if I am planning to engage my own building inspector - that I will need to advise who I am going to use, and also which stages I am planning to do inspections for. So thought I'd reach out to the experts in this forum for some advice. I am planning to go with New Home Inspections Melbourne (https://www.newhomeinspections.com.au) - anyone with experience using them and can provide any feedback (good/bad?) or any other inspection companies to recommend? I am planning to do inspections for the following stages: - Base - Frame - Pre-plaster - Lockup Would that be enough, or should I do more? Any advice welcome. Thanks. Kevin McDonald, the managing director of New Home Inspections, was frequently praised on Homeone a few years ago and I don't remember ever seeing a bad comment about the company. They are also a long term forum advertiser and supporter. You can do a forum search for posts using the keywords New Home Inspections and newhomeinspections. Why skimp a couple hundred bucks on something you're paying hundreds of thousands for? Re: Advice on Building Inspection / Stages 4Feb 14, 2023 2:47 pm The inspector will produce detailed reports that identify defects vs the national construction code. You will need to personally negotiate any rectifications necessary with your builder so its useful if you understand the issues. I suggest accompanying your inspect on his visits and asking him to explain the issues and whats required to fix them. Also make sure you personaly inspect the works after the builder says things have been fixed! Dont trust their word! After reading the feedback, I have decided that I may as well do all the 5 stages then: 1. Pre Pour / Steel Inspection 2. Frame Inspection 3. Pre-Plaster Inspection 4. Fixing & Waterproofing Inspection 5. Final / Practical Completion Inspection I am juggling between NHI or Darbecca - Darbecca seems to have nicer reports (just looking at the samples), but a few hundred more dearer than NHI. Anyone have experiences with either or both of these companies and can comment? Thanks. Also, just be sure the inspector is a qualified Builder and ideally a qualified Carpenter. In many states, you are not required to be a licenced Builder to be a Building Inspector. They were very thorough and the reports were detailed with all necessary photos. I considered it very good value for money and I would use them again. We mentioned it and they've tried to suggest other building inspectors, not that we are going to take their feedback in this area.
