I have requested to remove the flooring as I would like to complete after handover. They have said this cannot be done and have left it at that. Is there a reason why? They told me I can do it if I pay them the final handover payment upfront. Is there any regulation that says I can’t remove flooring and leave it to compete after handover? If your builder does agree, depending upon your flooring type, you may want to request some amendments to your contract. What represents an acceptable level floor base for your purposes should be clearly defined (with tolerances) and made a condition of practical completion. Then check it with a straight edge or laser before PCI. Otherwise any rectication works necessary for your own flooring and fixings will be at your cost. If your builder baulks at this very reasonable request don't bank on a level floor, whether they do it themselves or not. It appears your builder seeks to avoid being accountable for delivering a floor base thats fit for purpose. Understandable given the prevalence of sloppy contractors working for many builders. Unfortunately, when you are dealing initially with a salesman (3rd party) for the preparation of plans etc, what gets said might not be translated to the contract. So they remove the item from the contract by means of variation give you back the cost and hold on to the profit? LOL, they also want you to pay the final payment before it's due....
