Basix cost is about $20,000 and ausgrid safety measures cost is about $3,000. I asked him why there is so much out-of-contract cost since I already signed the contract. The manager told me that my contract is not fixed price. Did you guys have similar situation like me? My lawyer friend suggested me cancel my construction unless Metricon amend the contract as fixed price. It is quite possible that Metricon keep sending me invoices and I will have to pay whatever amount they demand. My contract price is already around $700,00 and I can't afford more. Any suggestions? In your contract, I guess depending on your sales consultant, there is a provision cost for stormwater. My one is $20K. Also provision for Studio M upgrades. During Studio M appointment, you will be racking variation costs depending your upgrades. After DA submission, they could ask for more things on your stormwater and BASIX hence more variations/costs. Review every item on your contract and keep an eye out. I also should have let Metricon write down that no more out-of-contract will be added after contract signing unless it's upgrade demanded by me. There is no clause in the contract saying it is a fixed price or about cancellation. It seems Metricon is dodger than other builders. They cant do basix until the plans are finalised. We did our basix independently (we are not building a project home), however we were able to look at options to fulfil our basix. Basix is based on how energy efficient your house is. Things that impact it are colour of roof, amount of hard surface, solar power, water storage (size of tank etc), window sizes (also type of glass such as double glazing, low e glazing0 We were able to remove a pool cover and increase our water tank storage and it still gave us a pass. Talk to Metricon and ask them what your options are, can you add solar, change windows, change colour of roof etc? It is a grubby and common practice used by Metricon. They give you a 'price hold guarantee' that is good for 6 months. This then gives them the contractual authority to increase the price. You have absolutely no control over it and it is in breach of Unfair Contract Terms legislation. They then cite price increases in materials and labour. They would have known what the Basix costs would have been from day 1, it isn't rocket science. . They would also have known about Supply Authority costs and charges. They will get you for additional footings or structural changes , cabinetry changes, list goes on. and on. Check your storm water plumbing very carefully.
