Ours is a version of the Ashby too, but you probably already figured that!! If you go with it I'd love to see what changes you guys make. There are a few things we'd probably do slightly differently with the benefit of hindsight! With regard to other builders in the area, there aren't many of the project builders that will come out that way and this that do will charge a loading fee (Redink included). We also looked at designs from Plunkett, Rural Building Co and Ross Squires. We ended up with Redink because we just couldn't fault the spec vs price. The others were either $$ or you didn't quite the basic spec and would therefore spend $$ in upgrades. Ok so as far as a checklist goes you got the main items. I'd also add in access ways. Do you have to form up a driveway to get to the house site? You will almost certainly have to add in the crossover (the bit that goes between the road and the block). Will you be having a shed? Also when you are designing the layout, have a think about the location of your water tank. Obviously it needs to be near the house/shed but you need to make sure that it can easily be accessed by a water truck in the event that you need a top up. Speaking from experience (DH owns one of the local water carting companies) this gets overlooked by quite a few people. You also need to decide if you are going to arrange your own earthworks or get the builder to do it (as I remember some didn't give you the option of DIY'ing it and their margins are quite high). Do you have rocky ground? Add some contingency to any earthwork budget if you do, and then probably add a bit more. We're finding this out the hard way right now!! If you are doing your own you will also need to arrange the electric run-in as well. Your earthworker can dig the trench but then you need an electrician to provide and run the conduit and cabling to a temporary power pole (and then connect it when the house is ready) Thats all I can think of off the top of my head. Happy to provide with some local names if it helps for getting quotes and things. Keep us posted as to who you decide to go with! Have you got your own thread yet? The front doors should open the other way round so that the one on the right opens first and the left hand one is bolted closed. Light switches etc are on the right so it makes far more sense that way. Not sure why they did it. The plans are pretty clear and it looks like they did it right first time round because there are holes where the handles and bolts should be! Got a meeting with the SS on Friday so will raise it then. It's not a biggie as long as they sort it and fill any holes that shouldn't be there! Re: 1st build Redink, Lwr Chittering. It's going to be a walnut colour so more along the lines of the roof and kitchen cabinets. Yep the meeting on Friday is to talk tiles!! Very excited, even though there is still the issue of cost hanging over us. The underfloor heating is booked in for next week on the basis of the meeting, we really are at the pointy end now! I love my kitchen and can't wait to see it finished. Nobody has mentioned the gap at the bottom on the right hand side. Not sure if everyone is being polite or it really isn't that noticeable?! It really bugs me everytime I look at the picture now! I have mentioned to the SS so it should hopefully get sorted. We were going to use the guy that did our earthworks for us (fairly standard process). However he right royally screwed up the water tank pad level so we decided not to get him back for the septics. We have gone with a company called Nexstep plumbing. DH has worked with them a fair bit which was how we knew about them. They do quite a lot of work with the ATU systems but they do the standard systems as well. They use the high grade plastic tanks rather than concrete which makes it a bit cheaper too (except when you hit rock during installation!!) We're paying about $9k for a 3000ltr baffled (split) tank with 2 x 16m leach drains. That doesn't include the rock breaking cost which we estimate is going to be another $1k. Rural building is a bit more expensive because of the extras that need to be done. Just make sure you shop around and get the best price. There are plenty of tradies locally. When you decide on your builder see if you have the option of doing your own earthworks. It's a bit more labour intensive but it is more cost effective and a good way of networking for when you need work done in the future!
