Thats strange as we got the same deals as well (free aircon and hebel). However they were given to us as manager specials/discretion and not actually reduced prices from the base price (but rather deducted from the tender price).

Same those items were "specials" in our tender, but also our base price changed. Anyway I guess it depends on your sales consultant and how many jobs they have and how much they want to win your business. Wisdom and Rawson were chasing us every second day trying to match M's inclusions as they really wanted business in our estate at Harrington Grove.

True. Rawson were very keen on signing us up. With rawson we only saw 1 design (Chifley) which met 70% of our expectations for our ideal house. The rest of their designs were totally unsuitable. I did notice Rawson had way more inclusions than M.
Having said that though, my friend is building with Rawson and the tender they provide was 5 pages and very brief. This lack of detail was concerning as the upgrades were not transparent.
