If we plan to demolish our house next December and start construction February 2017 after the January industry shutdown and a pool install, how soon should we engage Metricon? We are doing a CDC. I am busy researching everything (as much as you can) but am unsure how long the Metricon tender is valid and how long the Admin phase takes. Huge thanks fellow home builders Hi Freiswold, With M the clock starts ticking from the time you pay the initial deposit to the sales agent to request a tender. Basically you need to hand the site back to M to start construction within 250days (approx 8months) from the date of paying the initial deposit. If you don't you may get charged $2,500-$3,000'per month to extended the contract OR deal with the price hike. We are thinking to demolish in December (allow a month) what do you think our chances would be to get a fibreglass pool installed in January (allowing the whole month) so we could hand the site over in February?? We paid for some extension due to delayed land registration and had Metricon absorb some due to issues they caused. Have a clause entered into the tender to specify $1000/month for any extensions as that is all we paid here in Sydney. Note that from the time you sign a tender and "lock" a price, materials and labor costs do go up so after 12 months you really have to expect to have to pay 2-3% more. Some other builders will not extend but will simply charge you the new price. Check the forums for some of these stories Personally, if we did it again we would have waited longer before signing any tender but our land rego was pushed back 4 months ORLANDO 28 - SYDNEY Building with Metricon 689Nov 21, 2015 5:42 pm So we had our tile appointment today at DL... We selected most of what we had planned to, but the biggest shocker of all that I am still recovering from is the cost of the blue lantern tiles that I have been coveting for my kitchen splashback for months, it conveniently had no price sticker on the back, so I never knew the cost. Any guesses on cost per sqm? Looking for proceed with a build with Metricon in Melbournes East They took us through the "pricing" in terms of build. They have only provided estimates (i.e. cost of soil testing, etc etc). Obviously these are subject to change. I have also sought information on the rough cost of some of the non-negotiable extras that we want, and have been provided a price (i.e higher ceiling) It seems next step is $4,700 deposit to get the ball rolling on land/soil testing etc. Then a further $2k to get town planning involved and then another $x to get it to council and approved. Should I be requesting Metricon put certain conditions in the 'deposit' agreement I am signing? Such as the fact that if we go to build I will want my building inspector on site to check the work? Or the specific cost? Should I be asking Metricon for any further discounts now on the build/extras? (or if they offer something they will just up the price elsewhere?). Any other tips? Hi Hammertime - welcome and congrats on starting this journey! Have you been to studio M yet? I would suggest you have a visit, check what is standard or included in your build and what you would select. They won't give you prices, not even at your actual appointment and certainly not if you are simply browsing, but you can take your list of desired upgrades and trawl the forum here to see who else has made those same upgrades and the might have posted their costs. This will help give an idea of extra costs. I put all mine in a spreadsheet - there were a few errors in the contract in terms of prices and it helped reconcile it and find where they were. You can try putting conditions on the deposit agreement. I made a few small amendments to our contract, they were a little flexible but a couple of things they didn't change but explained why and I was ok with it (after requesting they email that explanation to confirm and so I had it in writing ) Our SS tried to talk us out of an inspector - assuring us that the Metricon QA (quality assurance) process is rigorous enough. But he wouldn't stop us. To cover yourself you could request an insertion in your contract confirming that you can conduct staged inspections and that your SS will allow or escort your inspector on site withing x days of you requesting it. If you are wanting to make milestone payments conditional upon satisfactory inspector reports you might run into trouble though - I don't think they'd accept that. Thanks all As with any competitive market, be sure to get at least a couple of builders involved and let them both know they are competing. We narrowed ours down to Metricon and Wisdom and had tenders done from both ($1000) and Metricon came back with an aggressive quote to keep our price under $300k as this was our ceiling due to 1st time buyer grant we wanted. We estimate they discounted over $20k Don't forget, you are the buyer and can walk away so make then know you have options, which you do. We also told them we had an overall base price in mind for the tender and when it came back it had magically fit into that price and we got free hebel. We were very seriously looking at other builders though and had tenders with two other builders. Before you pay your $4k deposit is really the only chance you have to bargain with them imo.
