Re: Coral Homes general build thread 4482Jun 21, 2016 9:34 pm Denym We only went over by a few days so I don't think we will get a bill but I'm not sure I think it's ment to be $250 a week if the delay is on your end if its coral you shouldn't have to pay anything Thanks Denym. yes probably they calculated something like this. Should have read the contract, will definitely go through it now! Want to check with other coralians if they had similar experiences. Yes, we ended up paying $7000 in fees to extend our contract, just burnt money James Its not just us then. Got some sort of consolation Thanks James. Hasib Building Newport 20, Edmondson Park, NSW Coral Homes general build thread 4484Jun 21, 2016 9:48 pm Becs Coral That is great FirstBuild. Good on you for sticking to your guns. I am interested to know for those who's builds have finished, how close, before or after to your contract date, did your build take?? I'm now over contract by 2 weeks (that's on top of the Xmas shutdown and 13 rain days)... Still at least another 3 to go I'd say... Oh and my contract was 270 days lol... So far I've been building a 20 sq house in Sydney since September! The build time depends on your area and the SS you get... I've now had 6!!! That is disgraceful. Something obviously is going wrong down in Sydney. I hope it finishes quickly for you. Re: Coral Homes general build thread 4486Jun 22, 2016 8:50 am Our painting prep is being done today and painting starts tomorrow. Tiling (wet areas only) hasn't been done yet. Has anyone else had painting done before tiling? Re: Coral Homes general build thread 4487Jun 22, 2016 10:44 am Oldies Our painting prep is being done today and painting starts tomorrow. Tiling (wet areas only) hasn't been done yet. Has anyone else had painting done before tiling? Hmmm thats odd. I just spoke to my painter and he hasnt started inside yet because my wall tiles were only just being finished today so he starts on friday. I would have thought your tiling would have to be finished as well before painting started? Im meeting painter friday morning and is happy to do cash job. Your cornices are taking an awful long time, its been 2,3 weeks since it started? Avoca 25 in Gainsborough Greens Gold Coast viewtopic.php?f=31&t=81406 Re: Coral Homes general build thread 4490Jun 23, 2016 8:29 am Well, wet area floors tiled yesterday while painter did prepping. Met with painter this morning. Wet area wall tiles are being done today and hopefully should be finished today. Meanwhile painter is continuing prepping. Tomorrow painter is again prepping and then starting painting Monday. So much for only one trade working at a time! Handles were put on cabinets and laundry cab was redone also yesterday! I'm wondering what else is left to do? Going great guns! Re: Coral Homes general build thread 4491Jun 23, 2016 8:40 am Great stuff, not long to go! Id say you'll be at PCI in august too maybe. We're pretty much on the same timeline now (almost) And since we are getting our main floors done after handover, that's one fewer thing to do. One thing I've noticed, the batts are still in "lumps" in our ceiling waiting to be rolled out (installed). Have yours been done yet? I hope they haven't forgotten but then our S.S. doesn't seem to forget anything. He just doesn't follow the same order as some others on this thread. Hmmmm batts i dont really know oldies to be honest , i would trust and hope they are by this stage because the ceilings have been put up? I hadnt actually asked because i didnt really think about it. Or can they do it after ceilings are up? I dont even know if I have a manhole actually! Do we get one as standard? I know what you mean about the order of trades cuz everytime i refer back to tals thread, hers are different to mine too Avoca 25 in Gainsborough Greens Gold Coast viewtopic.php?f=31&t=81406 Re: Coral Homes general build thread 4494Jun 23, 2016 9:27 am Have you been engaging an independant inspector oldies? Hi Ash, Did you get notified about your rain days straight away or only after your contract had finished? We are two weeks over contract not including the 3 weeks for Christmas close and whatever else they try and add on! Re: Coral Homes general build thread 4496Jun 23, 2016 9:58 am Is there anything on here that talks about prices for the build. Would love more information on that to make sure I'm gettin a good deal. As a first home owner I'm looking to work my way through the maze of options. I'm looking to build as I get about 25k discount off up front costs through government incentives. Any info would be greatly appreciated. Re: Coral Homes general build thread 4497Jun 23, 2016 10:03 am Hi todd, always add on at least $50k to the base price, some people can get away with less than that. Base price usually doesnt include stuff like driveway, window furnishings, landscaping, letterbox, clothesline and a whole heap of other stuff. You may get these included in any promotional or package deals. This would apply to most volume builders not just coral homes! Avoca 25 in Gainsborough Greens Gold Coast viewtopic.php?f=31&t=81406 Re: Coral Homes general build thread 4498Jun 23, 2016 10:05 am Forgot to add, included electrical is usually barebones and would be one of the more expensive upgrades. Avoca 25 in Gainsborough Greens Gold Coast viewtopic.php?f=31&t=81406 Re: Coral Homes general build thread 4499Jun 23, 2016 10:40 am Hi Todd, I agree with Von! We ended spending roughly $150K over base price and i wouldn't consider our house top of the line by any means. We are however on a sloping block 2 meters from front to back and have a bush across the road so have to allow to meet BAL requirements. Best advice i can give is speak to as many builders as you have the energy for and compare everything, I really like that Coral had fixed site costs.. one less worry. Best of luck! _________________________ Building the Noosa 26 with Coral Homes https://forum.homeone.com.au/viewtopic.php?f=31&t=80794 Re: Coral Homes general build thread 4500Jun 23, 2016 10:51 am Oh wow ryalls $150k over?! I thought i was bad with $60k over not including any variations for upgrades! I considered a block elsewhere but when i was told i'd have to pay a minimum of $5k BAL I ran! Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 15045 Hi so sorry for the late reply.
